  ⭐ 1 Star — Save Yourself the Headache and Rent Elsewhere! I’ve lived at Cypress Creek Apartments for just shy of 20 days, and my A/C has already gone out FOUR times! At this point, it genuinely feels like ownership is more concerned with pinching pennies than maintaining the property and taking care of residents. I can appreciate affordable rent, but had I known the actual condition of these apartments, I would have gladly paid another $100 a month to live elsewhere. My biggest advice: DO NOT sign a lease here without physically seeing the EXACT apartment you’re getting. I relocated from another state, sight unseen, and confirmed FOUR separate times that the apartment I selected had vinyl flooring. I even had a leasing agent double-check. After driving 18 hours straight with a U-Haul, my vehicle attached, and my dog, I arrived to find carpet instead. When I questioned this, one manager actually asked, “Well, do you have it in writing that the apartment didn’t have carpet?” As if I had somehow made the entire conversation up! But honestly, the carpet was the LEAST of my concerns. The apartment had a noticeable mold-like smell and visible signs of water damage throughout. When I expressed my frustration, the leasing agent seemed more annoyed than concerned and responded that the apartments were old. I’m sorry, but being an older property is not an excuse for poor maintenance or unacceptable living conditions. I was eventually handed keys to another apartment and basically told to go look at it and that they could switch me. No real apology, compassion, or acknowledgment of the situation. Just imagine arriving after an 18-hour drive, exhausted, with your entire life packed into a U-Haul, and suddenly having to find another apartment on the spot! I eventually accepted another unit because I had no other arrangements, had already transferred utilities, and needed somewhere to live. That apartment wasn’t exactly in great condition either, but I was out of options. Fast-forward less than three weeks: * A/C has failed FOUR times. Maintenance keeps adding refrigerant instead of addressing the underlying issue. The system struggles to cool below 73 degrees without freezing up. * Dishwasher is full of rust. Still waiting for a resolution. * Property cleanliness is disappointing. There were hundreds of plastic cigar tips scattered outside my apartment. I was told someone would clean them up. Eventually, I did it myself. * Communication is terrible. I’ve called, emailed, and followed up with little to no response. I sent another email today, hoping someone in management will finally address these ongoing issues. I’ll give credit where it’s due: some team members have been genuinely nice. Unfortunately, that doesn’t make up for the condition of the apartments, the lack of follow-through, or the dismissive attitude I’ve experienced. And please stop using the age of the property as an excuse. Built in 1997 does not mean a property should be falling apart. I’ve worked in property management, and there’s a big difference between an older community and one that hasn’t been properly maintained. I’ve attached photos showing some of what I walked into and what I’m STILL dealing with. My recommendation? Spend the extra $100 a month and rent somewhere that takes maintenance, communication, and resident satisfaction seriously. Affordable rent means very little when you’re constantly dealing with problems and fighting to get them resolved. I truly hope ownership and management take these concerns seriously because no resident should have this kind of experience within their first 20 days.

  Beware exorbitant move out fees and water shut offs! Resident for 4+ years. Pros: - Overworked, but dedicated maintaince. - Front staff wonderfully compassionate. - Love the location. The creek is beautiful and the ducks are wonderful and opinionated. - Love the pools. Well cared for. - 2 Story Buildings max. Easy to access. - Generally peacefully community. - Allows and is lenient about porchside gardening. Cons: - PAPER THIN WALLS. - Peeling bathtubs. - Overpriced Valet Trash (the dumpsters exist for a reason) - Bugs spotted. At end of lease, saw my first bedbug. - Old construction, wood bonds falling apart at the seems. - Awful gym hours. Used to be 24/7, Now closes too early for anyone to use even if they work a 9-5 after a commute. Also, water fountain doesn't work, toilet paper and soap never stocked in those bath rooms. - Unfortunately slow response time by maintaince on account of being overworked. Give those guys more support and a raise. - Awful refurbishing for new units. TAKE ALL OF THE PICTURES BEFORE MOVING IN. - Sticklers for porch clean up. Heaven forbid a item not seen as "outdoor furniture" is found on your porch. Examples of problems in my time living there: - The arrest of a bomber. - A month long of intermittent water shut offs. - Scarce, but present gunshots. - Extremely loud families yelling until 2am without resolution. - The Roachening I spent my middle years there when it was Middle Brook, and can definitive say that despite good memories, I cannot in good conscious recommend this complex under the current management.

  Roaches roaches roaches!! Beware! STAY AWAY from this complex they make very little effort to eradicate pests. Improper pest control methods. They simply do not care. The company they hire out to do it is called EnviroSmart.. check out their negative reviews as well because they will reflect what happens if you move here. Many of the buildings are infested and will continue to be.
