    As far as I'm aware, the complex will not give the residents a place to dispose of their garbage other than the tiny trash compactor. There are no plans to fix this issue despite the one star reviews the complex has been receiving. They have a large number of residents and no place to put their garbage. We pay for a trash valet system that only runs for four days a week. And we also pay a lot of money for a place that does not provide proper garbage disposal. We have still never been told why they removed all the dumpsters from the property.

    This will be my 3rd year here at Preston Trail and my #1, go-to lease agent Felicity has been awesome and completely attentive with me all along the way. It speaks volumes to both her and the complex since people tend to come and go often in the leasing offices I’ve experienced before. The manager Jamae has been a pleasure knowing during my time here as well. It’s not quite the same environment it was when I moved in but I can certainly see the true efforts on their part to keep the property clean and safe, which are the most major things of importance for my family. And I’d say it’s been a success. I’ve also been greatly helped by Damaris as well who is very pleasant in every time I’ve seen her. Thank you all at Preserve!

    I've lived here for quite some time—since Building 1 wasn't even completed. Back then, this apartment complex was beautiful. It was always clean, management was respectful, and the community was well maintained. We were under Lincoln Property Management, and you could really see the difference. Over the years, with the constant management and ownership changes, this place has gone downhill. It's disappointing to see how quickly it has deteriorated. Fast forward to August 2026. Residents have received multiple emails stating that we are not allowed to leave trash next to the compactor. We have also been threatened with a $250 lease violation fee if we leave our garbage there—even when the compactor is completely full. Management has even instructed residents that if the compactor is full, we are expected to take our trash back into our apartments until there is room. Here's the problem. When this community first opened, we had approximately 10 to 12 dumpsters throughout the property. Management decided to remove every single one of them. Now, the only thing we have is one small compactor to serve more than 500 residents. On top of that, valet trash only operates Sunday through Thursday, leaving residents responsible for disposing of their own trash on Fridays and Saturdays. Every weekend, the compactor becomes full because it simply cannot handle the amount of trash generated by over 500 households. Residents aren't leaving trash next to the compactor because they want to. We're doing it because we have no other option. Management removed the dumpsters—not the residents. Then, as of August 5, management installed surveillance cameras around the apartment complex, including the compactor area. The timing feels like retaliation. Instead of addressing the lack of dumpsters and the overflowing compactor, it feels like management is looking for residents who place their trash next to the compactor so they can issue fines. Ironically, we were previously told there were already surveillance cameras on the property, but there never were. The sudden installation of cameras immediately after threatening residents with $250 fines makes it feel less like a safety measure and more like an effort to punish residents for a problem management created. This feels less like a solution and more like retaliation. Residents are paying for trash services every month, yet we're being threatened with fines for circumstances that management created. We pay for trash collection—not to be harassed because there is nowhere else to dispose of our garbage. Instead of punishing residents, management should address the root of the problem by providing adequate waste disposal. Bringing back multiple dumpsters or installing a larger compactor would solve this issue far better than surveillance cameras and $250 fines. The frustration isn't because residents refuse to follow the rules. The frustration is that we're being penalized for a problem we didn't create and have no control over.

    This is their solution to the garbage problem: instead of addressing the fact that residents have nowhere to dispose of their trash, they require residents to take it back home whenever the trash compactor is full. What a perfect solution. Otherwise, residents may be fined $250. People live here because they want a place they can call home—not a prison where they risk being fined at every turn.

    The property recently removed all the dumpsters and only left 2 for all 9 buildings to share, apparently this was to cut cost and add parking spots. Make it make sense? If there is that many residents that not enough parking spaces were available, why leave 2 dumpsters for all those residents to share? There is a minimum of 4 that were removed, and the below is the result of their changes. It has been like this since Thursday and has not been cleaned out as of today TUESDAY! EDIT: as of July 29 they have now removed the dumpster that is shown and have left only ONE dumpster for the entire complex. We were given no notice to this change. This is ridiculous
