I have never seen a better example of how mismanagement can ruin something as I when I reflect on my almost three years at Riverstone. I lived here while I was attending A&M, and I definitely stuck around here longer than I should have.
The main reason I chose this place was because at the time there was no indication of issues with roaches, something that a lot of places in BCS have issues with. It was the ultimate farewell gift from this hellhole that in the final month of living here, my unit had a brand new infestation of German Cockroaches that had been brought over by a new tenant.
At the very least, units from 56-64 or so in that block are infested or will soon be. It is very unlikely that Riverstone will ever be able to get them exterminated due to the fact that the management is cheap, lazy, incompetent, and generally clueless, and that the apartments are pet friendly. Roaches will live off of dog food. They will likely hire whichever pest control is the cheapest and tenents will face perpetual recusions of roaches.
The first thing that happened when I moved in here was a rat opening up my pasta and chewing through the drain hose of the dishwasher, flooding it a bit. The rats were the only major issue for the first year and a half, but the apartment was dingy and the management sucked from the beginning. The rats are an issue in pretty much every unit, as well as plenty of other outside creatures getting in like American Cockroaches and actual lizards.
Over the years the management allowed for worse and worse tenets to live here, which was only made worse by the neighboring apartment brand being even worse. You will see units with eviction notices on the door as you walk by. People leave trash outside their doors. There are often very loud disturbances you can hear at night outside, I had to go make sure I locked the door more often than I would have liked to. You very often hear loud Mexican music being blasted from the parking lot at night. These people are bringing roaches and God knows what else with them. They totally destroyed the pool once.
These people will nickel and dime you as much as possible. They don't charge you a deposit upfront, instead they hit you with a massive move out charge like they have done with me, in addition to making my last month's rent higher just because I was moving out. One time my rent payment didn't go through due to a honest mistake on my part, and they did not let me know about it until over a week later when I had accrued a massive late fee. Their method of letting me know was a random eviction notice on my door.
The tone of the communication can only be described as patronizing. They give out newsletters every month doing some quirky nonsense like a contest or Valentine's day thing in the office, larping like they are one of the big apartments next to campus. There was a period where for a few months were every newsletter mentioned that people weren't paying their rent on time, but they addressed it to everyone. It felt very strange to read.
These units are old and have massive plumbing issues. I had three different water leaking issues while living here, in addition to having natural flooding three times. Needless to say, there will often issues with water and that will certainly not help with the cockroach situation. I know other units have this issue because you constantly get emails saying the water is shut off for a repair.
Overall this place is terrible, especially considering how much they charge. I can't believe they had the nerve to charge me with a fee as large as they did as a final parting gift. They should be paying me if anything for all of the supplies I bought and trouble I went through to avoid spreading roaches to new apartment with only a few weeks notice. Living in places like this is a real liability that can hurt in ways you can't predict going into it.
I do not recommend renting at this apartment complex.
Do not come live here under any circumstances. This place is in terrible condition and is not worth the price they charge.
The complex has a constant cockroach infestation. In addition, the apartments have serious maintenance issues, such as broken bathroom drains that cause dirty wastewater to leak into the kitchen, which is completely unsanitary.
The maintenance service is slow and irresponsible. During an emergency with my roof, they took more than a week to come, and the “repair” was only a patch with an old wooden board.
The common areas are neglected, full of trash, and the pools remain closed, dirty, and in poor condition. The laundry room is also horrible: run-down, dirty, and smells very bad.
On top of that, the rent is extremely expensive for the conditions they offer. Management and staff do not respond professionally when you report problems or file complaints.
This complex only brings disappointment, frustration, and stress.
