Just want to start off to the staff at Riverstone to please not leave a “Thank you for sharing. Sorry for blah blah” note under this review because I know you don’t care.
Unfortunately, I was going through a rough situation when I needed to move in here. The biggest mistake is falling for the convenience of cheap rent. As a friend told me my first few days of living here, “Rent cheap, you get cheap”. And that’s exactly what I got. I received an unit that had no renovations done before move-in. At most, it seemed like maybe they painted it? The carpet was not replaced, drawers in the kitchen broken and useless, all my blinds were not replaced either, with one of them practically unusable, and my favorite part—completely destroyed bathroom floor with holes and lifted from the base board. Cherry on top was my house-warming welcome of the German Roach infestation crawling out of my bed not even 48 hours of living here. The only way to control the roaches was to keep the drains shut 24/7 unless I needed to use them.
I called and emailed them multiple times asking to see the unit before my move-in and kept getting told over and over that they’d let me know once their manager scheduled something. I never saw my unit prior to move in.
Their biggest problem was the bathroom floor. They tried to put it off as long as they could, I’m assuming to save money. My apartment shouldn’t have been given to me like that in the first place. They offered me another unit but it would have been over 55 sqft less than what I was paying for. At some point as I went back and forth with Riverstone, they ended up blocking my email. I tried emailing them on several occasions, even towards the end of my lease. No response whatsoever, which is why I don’t want to hear any apologies.
Couldn’t even leave on a positive note because during my move-out, a new neighbor was moving in downstairs. The next day on Saturday, he asked us for help because his dishwasher broke and flooded his apartment. They weren’t answering his calls, and when they did, they told him to wait until Monday.
If you’re genuinely in the worst situation possible, consider this place as your last resort and not your first. Completely unhealthy living conditions with no regards towards people’s safety. I think they cared more about the pool than people living with roaches since they constantly closed the pool down due to “abuse of amenities”.

I have never seen a better example of how mismanagement can ruin something as I when I reflect on my almost three years at Riverstone. I lived here while I was attending A&M, and I definitely stuck around here longer than I should have.
The main reason I chose this place was because at the time there was no indication of issues with roaches, something that a lot of places in BCS have issues with. It was the ultimate farewell gift from this hellhole that in the final month of living here, my unit had a brand new infestation of German Cockroaches that had been brought over by a new tenant.
At the very least, units from 56-64 or so in that block are infested or will soon be. It is very unlikely that Riverstone will ever be able to get them exterminated due to the fact that the management is cheap, lazy, incompetent, and generally clueless, and that the apartments are pet friendly. Roaches will live off of dog food. They will likely hire whichever pest control is the cheapest and tenents will face perpetual recusions of roaches.
The first thing that happened when I moved in here was a rat opening up my pasta and chewing through the drain hose of the dishwasher, flooding it a bit. The rats were the only major issue for the first year and a half, but the apartment was dingy and the management sucked from the beginning. The rats are an issue in pretty much every unit, as well as plenty of other outside creatures getting in like American Cockroaches and actual lizards.
Over the years the management allowed for worse and worse tenets to live here, which was only made worse by the neighboring apartment brand being even worse. You will see units with eviction notices on the door as you walk by. People leave trash outside their doors. There are often very loud disturbances you can hear at night outside, I had to go make sure I locked the door more often than I would have liked to. You very often hear loud Mexican music being blasted from the parking lot at night. These people are bringing roaches and God knows what else with them. They totally destroyed the pool once.
These people will nickel and dime you as much as possible. They don't charge you a deposit upfront, instead they hit you with a massive move out charge like they have done with me, in addition to making my last month's rent higher just because I was moving out. One time my rent payment didn't go through due to a honest mistake on my part, and they did not let me know about it until over a week later when I had accrued a massive late fee. Their method of letting me know was a random eviction notice on my door.
The tone of the communication can only be described as patronizing. They give out newsletters every month doing some quirky nonsense like a contest or Valentine's day thing in the office, larping like they are one of the big apartments next to campus. There was a period where for a few months were every newsletter mentioned that people weren't paying their rent on time, but they addressed it to everyone. It felt very strange to read.
These units are old and have massive plumbing issues. I had three different water leaking issues while living here, in addition to having natural flooding three times. Needless to say, there will often issues with water and that will certainly not help with the cockroach situation. I know other units have this issue because you constantly get emails saying the water is shut off for a repair.
Overall this place is terrible, especially considering how much they charge. I can't believe they had the nerve to charge me with a fee as large as they did as a final parting gift. They should be paying me if anything for all of the supplies I bought and trouble I went through to avoid spreading roaches to new apartment with only a few weeks notice. Living in places like this is a real liability that can hurt in ways you can't predict going into it.
THIS PLACE DOESN'T DESERVE ANY STARS😑DO NOT I SAY DO NOT rent from here, unless your comfortable living with roaches, filth(College kids DC) . When I moved a year ago the carpet was dirty, roaches crawling all around I waited a week, for them to fix the issues they never did. Shortly after I was diagnosed with Cancer, I had to contact my own exterminator to try get rid of the problem, so it wouldn't affect my health. I had to beg them to continue the pest control, I was too weak majority of the time to even get up, I begged them email after email I was told by Jennifer Fleeks(Manger) I had to get on a list to get pest control.😟 I to beg for maintenance. I mean it was problem after problem living there. I paid 1200 with 200+ in fees they don't tell you about up front (Slum Lords) #14 . Now they send a email I owe damages, I gave them back the apartment like it was giving to me. I went back to my previous renter, my townhouse is larger, 300+ cheaper I don't have to beg for pest control it's consistent monthly. Look at God🙏🏽 #RENTATYOUROWNRISK🙏🏽 Come to Online Real Estate where they appreciate their tenants.
When I first moved in 3 years ago the apartment I lived in here was decent. Things have progressively gotten worse up to now with all the changes in management and the crime around here especially with the break ins to neighbors vehicles. The management now is better than previous two. My neighbors vehicle was stolen out of the lot that we both park in which now makes 4 neighbors in the same lot at as mine whose vehicle has been broken into. Convenient spot in town to stay but has become not the greatest area to reside.
Nice apartment complex in a decent neighborhood. Staff is friendly. Maintenance is exceptional.
