There's definitely worse places to live. I've been homeless, so it's hard to complain about a roof over my head, but the fact I'm paying for it and it's not too much better for the price im paying makes it easier.
For starters, if they dont have an apartment with washer/dryer hookups and you have a 9-5 job, DON'T rent here. The laundromat is only open til 6pm and only one out of three dryers work, so even if only one person is doing laundry IF you manage to get there with ample time to do laundry, you can't. Gotta wait til your next day off again with fingers crossed. I haven't been able to do laundry for over a month now. And no, they do not have this posted on the website, I had to learn the hard way. However, they did let me stay later and close the laundromat myself that one time, since there was no way for me to know when they closed.
The Wifi: You have to pay a separate bill for wifi that only works about 70% of the time, and when it's not working, you don't get an estimate on when to expect it back, so if you require a good connection for your work, this is not the place. You can get your own wifi, but you'll be paying two bills because they will still charge you.
Maintenance: Lupe does a great job, so I've heard, but nothing in the apartments works quiiiite the way its supposed to and everything was kinda gross when I first moved in. Black mold in the dishwasher kind of gross. Faucet handles are done backwards so if you want hot water, you have to barely turn it on and let it trickle out, since turning it all the way up to 'hot' makes it ice cold, and it only gets hot when its close to turning off.
Could just be my apartment, but the maintenance orders only seem to get done if it's urgent cause it's been months for me and my friend got their oven fixed within a week.
So at least you know if they think it's important enough, they'll fix it soonish for you.
Signing On: The entire process is hell if you don't get paid via direct deposit, and you WILL have to remind them if you got a deal on rent, because they will charge you full price if you don't catch it.
Again, probably just my personal experience since I still get paper checks, but I was constantly told 'all we need is this one more thing and you can move in' only to be told that about 5 more times before even they even looked to see if I qualified. Took me over a month after applying to get keys, so not recommended if you need a place fast, but they at least honored the deal I had signed on for despite no longer being in the month for it by the time I was getting keys.
Staff: Everyone is VERY nice and professional, but it's very hard to reach out to them for anything if you're not available early in the day. Anything after 2pm is hit or miss on whether you'll be able to get in touch with a live person or not. Sometimes calling them during business hours is a dead end too and the automated VM just reads you the hours as if theyre closed.
All this being said, it's a very pet friendly place and you will be left alone as long as you pay your bills on time. I am very grateful to have a place to live and would still recommend this place for people down on their luck with nowhere else to go, but a heads up on what to expect never hurts!
This is just my experience here so far, I have talked to plenty of others who love it here, so I'd say it's still worth giving it your own look for an opinion.

This is my second review and i definitely do not recommend anyone move in these apartments the regional Manager is a rude lady and is very unprofessional none of the amenities are available which is supposed to be available to the tenants they change the month to month fees when my lease clearly has the fee I’m trying to get a petition started because something needs to be done about these over price mice infested can’t keep any staff a terrible terrible place to live for the rent we pay and they lie omg

🚨 DO NOT MOVE INTO THESE APARTMENTS! 🚨
The management is absolutely horrible. They never answer the phone, and their so-called emergency maintenance line and emergency maintenance request system are practically useless.
My AC has been out since July 20th. Someone came out and put Freon in it, but it did not work. They came back and changed the thermostat, and it still did not work. Eventually, someone came out and said they found the problem with something on the outside AC unit. That was only a temporary fix because the AC only worked for two days.
It is now July 25th, and my apartment is 89°. Earlier this week, I told them that I needed a completely new AC unit. I have had to reach out to Benbrook Code Compliance to get someone involved. I have submitted multiple maintenance requests, called the emergency line, and even reached out for emergency assistance because this is not a safe or stable living condition.
The most frustrating part is that they expect you to pay your rent on time, but when you need management or maintenance, no one answers the phone. If you leave a message through their IVR system, they supposedly email you back—which is not helpful when you have an urgent issue. You literally have to walk into the office and speak to someone in person, which is extremely inconvenient, especially when you work.
And just to be clear: Do not move into their sister property, Leander, either. They are horrible as well. The entire Brazos Management company has been a terrible experience.
I have lived here since November, and they still have not fixed the hot and cold water issues for my washer and dryer or the bathroom. Yet they expect residents to continue paying rent on time while basic living conditions are not being properly addressed.
I will be taking legal action on Monday, and I can guarantee that I will not be renewing my lease.

I moved here and moved immediately. and the kids are too bad they be coming from different apartments throwing rocks at ur door, ding dong ditching, even worse the kids be going in houses people moved out of just to smoke.. my upstairs neighbor was letting her water run 24/7 and it made my kitchen and restroom flood and they always stomp and jump around. I understand they are kids tho. Every time i go outside i smell weed under my stairs its no parents monitoring their kids or nothing.

My AC been broken since I moved in nobody never comes to fix it nobody never answers the phone from the office my house is very hot and it's summertime to been sweating like crazy cabinets are molded smells like rotten sewer underneath my sink and when I try to open my closet door my closet knob came off and then I try to open the other closet door the other one came off too and they told me I have to pay for that they do not take out the trash the trash dumpster is always full people that work here are very rude do not come and fix nothing in the apartment when I put in maintenance request the apartment smells horrible I sweep I mop I deep clean the whole house wash all the clothes and it still smells like rotten sewer
