  I am coming up on about a month of living at Bridge at Delco Flats and wanted to provide an honest opinion on everything I have noticed so far. Pros: * Friendly, nice leasing team. Felt supported throughout the life cycle of application to move in process. Karla and Karen are super nice and a big factor in why the rating is as high as I am giving it right now. * Functionality overall of apartment is great. Good floor plan, lots of space in kitchen. Beautiful updated appliances, but dated from wear and tear ( probably unit specific) * Property itself is well maintained, with the occasional sprinkler malfunction and dirty hallways. Concerns/Cons: * I have been trying to get into contact with maintenance about pest issues, and have been met with radio silence (about 3 weeks now from date of writing this) . I have attempted to get them to come for move-in walkthroughs, scheduled days for when I was free to be there and have not seen them. I have seen ants, spiders and a roach and although pest control has sprayed, I continue to see them throughout. *I have been told by leasing team that there has been emergencies and that it is based on priority of who put in a request first but is concerning how long it'll get taken care of for the future if it is like this right now* * Floors are thin throughout/ doors slam. Annoying, but not a deal-breaker. Helicopter pad occasionally but nothing too late or too early in the day * Gate breaks regularly, but is usually fixed the next business day. I do get concerned when it is broken all night for the safety of my vehicle/ unwanted visitors but nothing has happened yet. Overall, I feel supported by the leasing team but I feel a lack of care for the rest of the experience. I would love to change my rating and review but am keeping this rating as of 9/15 due to the pests and lack of maintenance I am experiencing as a resident here

  Bridge at Delco flats a great option for living in the Ausin area. The resident portal is easy to navigate including maintenance request which are promptly responded to. It is easy to pay rent and utilities as well as locate where to do so on the app. The front desk staff, especially Karla, have been incredibly helpful and patient with any concerns or questions. The gym, pool, and Amazon locker room are kept clean and easy to access with proper resident codes. The move in process included clear and quick responses from Delco and an easy to access online portal for the application process. We were fortunate enough to get a great deal on the apartment during their 10 weeks free promotion. Which they promised and followed through about upon applying and receiving the lease to sign. Local stores are not in great abundance without getting on the highway, however, everything you can imagine is less than a 10-15 minute drive away (at least the places we frequent). Overall, a great and affordable option. Don't hesitate to call with questions as staff are always ready to help!

  Communication is Horrible . Good luck trying to get clear direction on how to apply or how does the application process goes. No follow up after tour, no replies to emails, and no willingness to help you find the ideal apartment.

  Hasta hoy 02/05/26 todo ha estado muy bien, apartamentos nuevos, ya que la residencia es de 2023 y los tienen muy bien cuidados, acabados de lujo, baño grande y hermoso, cocina grande y hermosa . Tuve algunos inconvenientes al mudarme, pero fueron muy diligentes y se resolvieron rápidamente, desde la oficina Karla Ochoa es muy atenta y amigable, es bilingüe, por lo que está abierta a ayudar a la comunidad latina que no habla mucho inglés, la otra chica no habla español, pero también es muy amigable, ¡no sé su nombre, pero quería expresarlo! Me encanta vivir aquí. Until today 02/05/26 everything has been very good, new apartments, since the residence is from 2023 and they have them very well taken care of, luxury finishes, large and beautiful bathroom, large and beautiful kitchen L. I had some inconveniences when moving but they were very diligent and solved quickly, from the office Karla Ochoa is very attentive and friendly she is bilingual so she is open to help the Latin community that does not speak much English, the other girl does not speak Spanish but she is also very friendly I do not know her name but I wanted to limit it! I love living here.
