  Please don’t live here. Homeless people are all over the apartment and the gates are constantly broken. I lived here for roughly 3 years and it was a mess from the start. The staff changes every few months. The gym was the only nice thing and the pool was as well. Owners don’t clean up after their dogs and the court yard is always covered in trash/poop. First floor on building 2 had a cockroach problem, homeless people would come around late at night and try to gain entry to your unit. There’s other places in Austin that are worth the money. You will not feel safe here. Management also doesn’t care

  Gym needs some love the gym machines are 60% functioning the other ones are broken, if you live in the 3rd building the hot water pressure is non existent they have a very bad water tank or the lines are so dirty than they have to be cleaning the sediment all the time, the 3rd building looks horrible an abandoned, they have some games like bean toss but no bags 😂, and cockroaches are really a thing here I have killed about 3 in only 2 months? 🥲. The apartments are really spacious and nice after we submitted about 20 work orders the first week of moving in ☠️. The location well there is homeless people everywhere outside so as long they stay outside lol…

  I was there for almost 4 years. It went downhill year after year. Management changed so many times, it was hard to keep up. Dario was probably the best person who was as consistent as we could get. The main issues were pests and I mean cockroaches in abundance everywhere in the apartment, hallways, outside, etc. Pest control would come and it would stop for like a week or so and be back in full force. Trash was littered all over the hallways, concierge trash would skip often. Imagine cockroaches running on your kitchen counter despite having professional cleaners come every 3-4 weeks and keeping a clean home. The security issues were also frequent and consistent in that the main doors never opened or would half the time be left open for anyone to enter. So many unhoused people can easily access the property.

  As an apartment locator, I placed a client at Arise Riverside in 2024 while working with my previous broker and I am still waiting on the commission owed for that lease. Despite providing all required documentation, including lease verification, this payment has still not been made. Over the past years I’ve received every excuse in the book, along with extremely poor communication. My attempts to resolve this with Ky Tran of their ownership group have not resulted in any progress toward payment. If other vendors and operational expenses are being paid, locator commissions should be treated the same way. I am expecting this long-overdue payment to be resolved as soon as possible.
