Using Illegal practices. We reported a small hole in the drywall and underneath they found major rot and structural damage. After two weeks of dodging our calls and refusing to tell us anything about the status of the giant missing wall in one of our rooms, a "representative" on behalf of her traveling manager called us to tell us we have to leave the property immediately to stay in a hotel. When asked what the timeline was going to be for us to stay at the hotel they stated they will be not letting us back into the property and they will be breaking our lease. They are not reimbursing us for the month we paid, our deposit, or last months rent. They told us if we wanted to apply for another property they own we can do so but will need to apply as if a brand new renter paying deposit and first and last month. We looked up the laws and this is an illegal practice. They are required to reimburse us if they break our lease or offer us another property and wave the deposit and rent for that month and last month since we paid all of that on this contract. We are seeking legal help to pursue. DO NOT RENT UNLESS YOU WANT TO BE ROBBED AND HOMELESS. This is an example of what happens when a business is created for financial gain, not to promise the service its supposed to provide. WARNING: They will lie to you and try to make you go in circles asking you to reach out to one person to another in an attempt to discourage you to walk away and not receiving what you are legally allowed.

If you show interest in a house by touring the house and then saving it in your favorites in their profile, they will raise the rent on that house each day just to go up in the monthly cost….so with me actually touring the house within two days and went up monthly $45. Thank God I didn’t put in an application and when I called and inquired about the price going up they said it’s because of supply and demand
I said to them this neighborhood has 57 houses available for rent through your rental company and the house that’s right across the street has the same layout and everything….its about $100 less.
I understand that they need to profit, but geez, that’s really really greedy. Just because someone actually shows interest..please see a couple of the reviews below mine and see there was a review put in that happened to them as well.

Terrible business. We had repeated problems with the AC at our rental. After stringing us along and promising to reimburse us for having to buy two mobile AC units, now, they’re stringing us along again. No ownership, they play hot potato with their customers. I’m waiting for the credits to my statement and now they have the gall to charge late fees like a credit card company. I would advise everyone considering a rental property to take their hard earned money elsewhere. Beware, promises, even in writing are not kept. My family and I have been sidelined far too many times…..

I am so frustrated with this rental company. They do not follow up but they chose to send you emails saying they tried calling and never did. We spoke with them on the phone several times and no one could answer anything just kept telling us our application was in review status but couldn't say why; how you not know but you keep advising us to check the email and automate email that kept saying over and over the same thing. You had no problem accepting our $110 applications fee but nothing was done but automated emails or and no one could tell us nothing not even a scheduled walkthrough. 72 hours to process that's a bunch of crap. It's not fair to be taking people money and not being able to assist them with what they need or wrong especially when you are on a time frame to be moved. This so frustrating. Do anyone work any more? Email is the way of world but at least call or reply to let someone know what is going on stop telling me it will be updated and nothing never change. Please do better because $110 is a of money especially when you have to spend money on another application fee and you don't get what you want.

I am sharing this for resident’s who are thinking of moving in to progress. Please check everywhere else first, there are other options. I am going to walk you through my exact experience.
Pre-move in: AI assistant was the only part that communicated consistently. I had to call over 5 different times to finally speak to a manager to get some sort of cost breakdown in order to understand what I would be charged for. I paid close to 4 grand to move into the home (which we only had 24 hours to tour and agree to move into or they would take our 500 dollar holding fee and move on to the next resident.) so we didn’t get much of an in depth look since we were given one code to use that worked one time and we had to decide. So we move in.
Living here: within 12 hours of move in we had a hot water heater bust, the air blow hot, and ants everywhere. I called customer service about this, clearly concerned as I had just paid 4 grand to move into this home and had a toddler that I needed to ensure this stuff was fixed. They put in the work orders. The maintenance team said they weren’t coming until almost a week or two AFTER we had called. I call again asking for a sooner date as cool air and hot water is kind of something you need. I also call back to ask why I’m being charged a full month’s rent (after paying a full months rent deposit) 10 days after moving in, so trying to kill two birds one stone with the phone call. The lady on the phone accuses me of wanting free rent, and stating, “ma’am we have a grace period for rent. That’s generous.” And when I stated to her that all of the random charges aside, the house is hot and the hot water is hardly working. She essentially told me “ma’am the work orders are scheduled and you’ll have to wait.” Well, fast forward to the end of the week and magically a maintenance person appears. She claims the thermostat is busted, and proceeds to replace it. That night, the house is nearly 90 degrees and the air is blowing hot and will not turn off even when we switch the unit to off. The emergency maintenance phone line tells me that the temperature in the house did not meet the requirement for an emergency and we would have to wait two days for a maintenance person to come. We waited three days, eventually they send an outside contracted technician to fix it. Come to find out? The progress technician had hooked it up to run permanently on heat. After calling and talking to several more people about the disrespect and the dangerous situation I was put in WITH A TODDLER I was given a small rent credit. That’s it. And after that? Issue after issue. Rotting window sills, handicap ramp that is near collapse, a gutter that took close to a month for them to fix after it collapsed and exposed a hole in the roof. It also took them a month and a half, three maintenance men, and a can of spray paint to (maybe) fix a leak from the upstairs bathroom. The last maintenance man said he caulked it again, and then spray painted the ceiling to ensure it all “looked even and couldn’t see the leak”. The maintenance man then offered me the can of paint to spray the ceiling myself, and I told him I would not be doing that as I did not want to be charged by Progress. He shrugged his shoulders and sprayed the ceiling and then left the can of spray paint just in case I wanted to touch up any other of the ceiling.
Conclusion: I am only planning to live here because of the area. I am a teacher here, and a native. I need to stay in the area. Otherwise? This company has some serious communication issues, serious problems with maintenance, and their rentals are clearly not taken care of. For the outstanding amount of rent (and fees for a third party to prepare your utility bill for them only to send it to progress.) I was expecting better. I have also never been spoken to the way I’ve been spoken to on the phone with Progress. I do not feel comfortable calling anymore due to the amount of times I’ve been brushed off and spoken down to, even with the continued issues.
