Jackson Peacock was absolutely amazing during our move in process. My husband had accidentally locked the keys in the house and I emailed Jackson and he got back to me immediately via email and then gave me a call and got us back into the house no problem. He really made the process easy and helped us throughout it. He was even nice enough to call the next day to make sure everything went well. I cannot speak on much but his service but Jackson was amazing!

I just moved into this property it hasn’t been a full week and I have discovered a leak from the ceiling. After only 2 days of being in this property obviously this house had not been inspected before advertised as move in ready. If I could get out of this lease right now today I would. The customer service sucks. I have been waiting on the property manager Yenessa Cunningham to respond to my email and call back for 72 hours. Still No response. I do not recommend anyone to rent with them I regret not renting with another company.

I would like to give a special thank you to Ms. Malissa McKinley for the outstanding support she provided during a very difficult situation. From the last water issue, she worked diligently to ensure a plumber was finally able to come out and properly assess the problem after months of ongoing concerns.
When we later discovered the mold issue, Ms. Malissa stood by me every step of the way. She was there through my tears, frustration, and aggravation, always showing compassion, care, and genuine support. Even during moments when we didn’t always agree, she remained professional, patient, and understanding.
Ms. Malissa also advocated for me throughout the compensation process and did her best to help me navigate everything with the company. While the final outcome was not in her control, her resilience, commitment, and willingness to help did not go unnoticed.

Mr. Tuggle from the Memphis branch was a great help. The rental process through the main office was not pleasant at all. It took over a week to finally get my lease. Calling the main number you get a different agent everytime, zero continuity and mixed information from at least 10 people. I got the runaround for so long. If it weren't for Mr. Chester Tuggle's efforts, I would have given a 2-star rating at best.

My experience with Progress Residential has been disappointing from the very beginning, and their lack of consideration for long-term, responsible tenants is unacceptable and unrealistic.
I have consistently paid my rent on time and have never been a tenant who creates payment issues. However, after my debit card was locked twice on two separate occasions during a period when I had already initiated my rent payment, but the payment wasn’t actually processed until days later, Progress Residential revoked my ability to make online payments. I keep my cards and accounts locked for several reasons being that scamming activity is at an all time high in this day and time, which I feel is very reasonable. Instead of looking into the situation, reviewing my excellent payment history, or simply reaching out to understand what happened, they immediately treated me as though I had done something wrong.
Electronic systems malfunction just as people experience circumstances beyond their control. Ironically, there have been multiple occasions when Progress Residential’s own payment system has experienced glitches that prevented payments from processing properly. Yet when their system fails, tenants are expected to be understanding. That same grace should be extended to loyal residents when issues outside of their control occur.
As long as a payment is ultimately received after the initial attempt, especially when the tenant acted in good faith, there should be no reason to penalize them by revoking convenient payment options. For someone with a demanding work schedule and who is also a first-time mother, removing online payment privileges creates an unnecessary hardship. Which will likely lead to late payments and of course that comes with late payment penalties. Who wants to go through all this unnecessary hassle?
What disappoints me most is the complete lack of communication and human consideration. No one reached out. No one reviewed my payment history. No one attempted to understand the circumstances before making a decision that negatively impacted me.
It feels like the only thing that matters is collecting your hard-earned money, not building positive relationships with responsible tenants. Progress Residential would benefit from reevaluating its policies, empowering employees to make humane decisions, and considering a tenant’s payment history before imposing blanket penalties.
I expected much better from a company that manages people’s homes. Unfortunately, this is just another issue in a long list of problems I’ve experienced with Progress Residential since day one. Disappointing encounters 9/10 of the times I have to deal with anything regarding being a tenant, and I honestly really try to avoid reaching out to the company for that very reason. If I didn’t have to, I promise I would not communicate with the company at all to avoid disservice. It’s always a runaround or simply poor service.
