The process was easy and everything is done online ( I really like). Everything stated about move in process was true. I would've love a little more communication about changes of units

Do not lease here. I am experiencing a housing and health crisis because of the sheer dishonesty of the staff and the disgusting state of this property. This place is already making me feel like I'm going to have a nervous breakdown. I was explicitly promised by the on-site leasing office staff member that my townhome would be fully repaired, cleaned, and move-in ready within a week. Based on their binding professional word, I transferred our electricity/utility accounts over. When we arrived today to move in, the apartment looked like an abandoned, neglected property. The unit features severe structural decay and physical ruins throughout, including scratched-up old walls, gaping holes in the countertops, physical holes in the floors, and exterior to interior doors that are literally rotting away from age and moisture. This exists alongside a severe roach infestation, with dead cockroaches littered all over the floors and surfaces of the entire apartment, creating a complete sanitation hazard. The HVAC system is completely frozen and non-functional, meaning there is zero ventilation or cooling. When confronted with these unlivable conditions, the office staff immediately began changing their story and shifting blame, claiming they never promised the one-week timeline. Because the unit is completely uninhabitable and violates basic housing codes, I have completely refused possession and refuse to move a single box inside. I'm escalating this directly to Beztak Corporate, Memphis Code Enforcement, and the Shelby County Health Department. If you care about you or your children's health, your money, and your peace of mind, stay far away from Poplar Place Townhomes.
Response to management: Agreements do not waive statutory housing codes. Showing a cleaner, less ruined unit or model in different condition prior to move-in does not excuse delivering a property with severe structural failures, an inoperable HVAC system, and pest control violations on move-in day. In my entire life I've never been welcomed by staff into a new dwelling in this manner. Furthermore, corporate management formally acknowledges that the unit requires an additional 30 days of repairs to be made habitable. Attempting to shift the blame to the consumer for standard building and sanitary failures is logic that violates basic tenant rights.

My experience from filling out the application up till my move in date was simple and stress free. Nesha was very helpful and patient with me throughout the process. She was polite and very professional and was able to answer all of my questions. I looks forward to my time here.
