Great apartment complex, always lots to do here! Lots of good (and some mediocre) food spots, there's a good coffee spot, great ice cream spot, and great bakery. 24/7 security is a huge plus. Taisha from the leasing office is the best! She was so helpful and made move-in process so smooth, she gave us a tour of the building and showed us where everything was. She was so beyond helpful, patient, and thorough with her explanations. Taisha is the most helpful person in the office, and she goes the extra mile for residents. Parking is not bad here too; overall the building is a nice place to live!

Do not live here if you are sensitive to noise or are a light sleeper, especially in corner units like the studio units ending in “02” or anything near a stairwell.
I lived in one of those units and experienced persistent humming/vibration noise that made it extremely difficult to sleep. When I raised the issue and asked for relief, management cited the Mixed-Use Addendum in the lease (which says that you have to tolerate any commercial noises in your apartment) and responded with this:
“We understand that hearing this noise must be frustrating to you. At no point have we guaranteed quietness.” … “We will not have any apartment on campus that does not have some type of humming, vibration, elevator, stairwell, or hallway noises.”
For the high cost of living here, I also found the apartment poorly maintained. I have seen what appears to be mold in the washing machine of a move-in-ready unit (see picture). Management may seem friendly at first, but in my experience, getting meaningful help for serious issues was extremely difficult.
I would not recommend this property. If you really decide to live here, read everything that they make you sign very carefully.

I have rented at many places in Memphis, and Crosstown Parcels has by far been the best! The leasing office is so attentive and accessible. The Crosstown staff keep the campus so clean and safe. Anytime maintenance is needed, it is completed very timely (often same day!). If you’re looking for a fun, safe, elevated place to rent with tons of food and activity options in the building, Crosstown Parcels is the place to be!

Do you like having everything at your fingertips? Parcels at Concourse is where it’s at! Snow storm?… no problem, I stayed cozy indoors and just went downstairs for food and social hour. Too lazy to go to the gym in a cold car? Too easy, there’s a YMCA 300ft away.
Living here is phenomenal. As for the actual living here, the common areas are super clean, the staff are AMAZING, and the apartments are nice and spacious. I have a 2/2 and I love the industrial feel and the open kitchen living space. The big bay windows are awesome and brings in a lot of natural light.
Utilities are flat rate which is great considering how much you can get screwed by electric. Appliances are basic, enough to get by but not top end or fancy. They will let you bring your own fridge and washer and dryer though which is very nice.
Maintenance is very responsive and will usually take care of the issue same day. The building does alot of testing lately which is annoying but better safe than sorry.
Overall, definitely love living here and having such an awesome team to assist makes it 10x better.
