  Trash often piles up like a mountain, and the smell is very noticeable. There is dog poop all over the community. At night, you can see opossums and rats around the dumpster/trash area.

  I strongly recommend not living at this apartment complex. Safety: Over the past year, the front gate/entrance has been broken multiple times. Each repair took about 1–2 months. During one of these periods, my car was damaged, but the leasing office manager refused to assist with the investigation. Appliances: Several appliances broke during my one-year stay, including the air conditioner, dryer, and refrigerator. The leasing office also refused to help me transfer to another unit. Pest issues: There were cockroaches inside the apartment. Trash valet: Residents are charged $20 per month for valet trash service, but the trash collectors often did not show up. At one point, they did not come for almost an entire month. Poor communication: The leasing office rarely responds to emails. I sent multiple emails requesting assistance, but when I later asked in person, it seemed that they had not read my emails at all. Office hours: The leasing office has also reduced its business hours, which makes communication even more difficult. Do not trust the suspicious five-star reviews that have appeared recently. Based on my conversations with neighbors, many residents have similar complaints.

  We were really looking forward to touring Grand Island Apartments and Harbor Island Apartments, especially after reading that this is one of the safest areas to live in Memphis. Unfortunately, our experience with the leasing teams last weekend was extremely disappointing—and frankly, frustrating. 1. Lack of Proper Communication We received multiple automated text reminders confirming our tour appointments, yet no one from the leasing team showed up. We waited for nearly an hour with no communication or updates. Both properties state online (Google and their official websites) that their leasing offices are open on Saturdays from 10 AM to 5 PM. However, when we arrived for our scheduled tours, the leasing offices were closed. 2. Disrespect for People’s Time We managed to get in touch with a courtesy officer who confirmed that the leasing agent was on another tour. When I asked for contact information, it was refused, and we were told someone would reach out. We only received a message about 5 hours later asking if we wanted to reschedule. I explained we were only in town until the next morning but received no follow-up. Later that night, we received an email “rescheduling” our appointment… to the same time that had already passed, which was really funny. 3. Unprofessional Handling of the Situation A week after (just today), I received an automated apology email for “missing” us, but it felt generic and lacked any real accountability or empathy. No one introduced themselves or personally addressed the issue. It’s easy to send a templated apology; it’s harder to take ownership. I also reached out to their management company (Fogelman) on the week ofour visit and (as expected) never received a response. We flew in from out of state and dedicated time and effort to visit these properties, only to be stood up with no real follow-through. If you’re planning to visit Grand Island or Harbor Island, be aware that you might end up wasting your time. If this is how prospective tenants are treated, it’s difficult to imagine how current residents (already locked into a lease) are being handled.

  Good apartments, stayed here for a month. Great security, decent pool.
