I've rented a lot of places over the years but I've never had a "maintenance man" just walk into my rented space without the office calling first and at least leaving a message there was an emergency until living at central gardens. Was doing laundry and one of the washers started smoking literally and only 2 of them currently work. You have to unplug them and plug them back in to get them to work properly. The staff will walk into your apartment when your gone at work and not notify you and when they get caught they claim it was an emergency and they have the right too. You will receive mail that has already been opened and taped back shut. You will live there 6 months and never receive a code to get into the building the entire time while paying rent or a door fab to get in. You will experience one of the worst waterbug/cockroach infestations you have ever seen (and I used to work pest control before). When you walk down the stairs in the morning so you don't have to take the elevator to avoid random drug transactions or rude under the influence residents you may run into someone smoking crack on the stairs. This has happened to me twice now. You may get stuck in-between floors in the elevator to the right that only works half the time correctly then when you ask the office to address the problem they dismiss it as only happening you you and nobody else... seriously. You will have packages stolen by people who have a code to the door (when you pay rent and still don't have a door code to get in mind you) you may experience riding the elevator up one day with swat team on their way to raid an apartment on the 6th floor that was selling meth. Your renters portal will not work randomly at times so you can't pay your rent on time even if you wanted too. Your vehicle may be booted in the private parking area even if you do live there and pay rent. The list goes on. Memphis Police should set up a precinct inside of The Central gardens apartments. It would be a great location for something like that. Not normally a complainer but it's time I shared my experience. Glad I'm leaving for higher ground. If your into a trap motel environment it's the perfect place for you. Hope this shines some light on how life actually is in central gardens apartments.

Me and my wife love it here but the situation changed.the rules of the lease is not be followed.the rules about drugs was explained to you before you sign it or after.everyday or every other day the smell of weed fills our apartment.it’s an on going thing and nothing is being done about.

Lived here for almost a year and the management has gone from bad to even worse. Their coutersy officer is an actual police officer who takes his role entirely to far and is what gives other security officers a bad name. BLACK MOLD EVERYWHERE! In the hallways, apartments, and I've complained about it several times. Hardwood floors in the apartments are disgusting, got mine redone and the contractor only did a small circle and it was still DISGUSTING. Not to mention the lack of upgraded appliances. Management consistently said my dog was "out of control" and any more violations, I'll be evicted. MY DOG IS 9 months old. Of course he's hyper! He's a puppy! Building smells like pot and mildew everywhere. Allows low income occupants, so there is a lack of safety. Pool is disgusting and never clean. Lobby is never clean. Cops are here almost everyday for some kind of dispute. Moving here in a few days and I absolutely can't wait to rid myself of this disgusting place with zero customer service and management skills. Jennifer, the complex manager is one of the worst I've ever dealt with! Amy, is a bright ray of sunshine that this place really needs!
