I am extremely disappointed with how this apartment handled my administrative fee. An administrative fee appears to have not processed on my card, and instead of receiving any phone call, email, or mailed notice about the issue, the first notice I became aware of was a collection letter sent to my co-applicant more than a month after my last correspondence with Arbors Harbor Town.
If I had been contacted directly, I would have paid the fee immediately and resolved the matter without issue. A simple email or phone call informing me that my $250 administrative fee payment had failed or I had an outstanding balance would have been nice. The decision to escalate directly to collections without any apparent attempt to contact me first was unexpected and unprofessional.
This reflects poorly on their communication and billing practices, and I would encourage more reasonable efforts to resolve minor administrative issues before involving collections in the future.
Update: After immediately paying the collections agency in the hope of preventing any impact to my credit, I learned that the collections agency did not even have my correct address. Had my co-applicant not received the collection letter, I may not have known about the account until much later, increasing the risk that it could have affected my credit if it had remained unresolved
Update 2: I called them as they requested in their reply, was told the manager would call me back. She never did.

The communication between the office, maintenance, and residents is extremely bad. They don’t keep you up to date on what’s going on while working in your home. You have to stay on them constantly so they will complete projects and beg for updates. Even after having a long email exchange with the property manager about how displeased I was just guaranteed to keep me updated and still did not.

The application process requires submitting a copy of your drivers license and 1 month worth of pay stubs to a 3rd party website, which is typical for renting. The application also requires linking your bank account or submitting your bank statements to the 3rd party website.
This presents a massive security risk if/when the website is hacked, all the relevant information is available to commit bank fraud: your drivers license with your address and photo, your pay stubs with employer information, partial bank information, AND your bank account/bank statement, with the remaining information: account number, routing number, and other information.
No one should be subjected to this risk when renting some random apartment. Do not pay the application fee if you are not willing to put your money and credit at risk. The apartment managers do not mention this requirement up front and when asked state they have no authority over the 3rd party site's requirements, and the 3rd party site is AI managed customer service with no concessions.
Ridiculous
EDIT: I have been told this type of security risk is used at all Fogelman properties nationwide. Renters beware. Do not rent in a Fogelman property.

Hace un mes que vivimos Arbors y por ahora nos encanta.
El departamento está frente al Rio Mississippi y con árboles muy cerca del balcón que dan un aire a naturaleza que me agrada .
Por su ubicación tenemos mucha privacidad y tiene una vista excepcional.
Se puede hacer largas caminatas por el barrio y montes lleno de árboles con el cantar de los pájaros.
También asistieron en buen tiempo a las reparaciones del departamento cuando requerimos asistencia para reparar algo .
Lo único negativo que encontré es algún vecino que deja la basura fuera de los tachos con cajas que si no están dobladas no las retiran.
