    This is a beautiful home if you can afford this it would make a great family home in the Nashville area but keep in mind the price you see online is not the price you may be paying in mortgage a month

    My Ryan's Home Nightmare!!! During the initial meeting with NVR's finance team their communication was not up to par. I would call, text or email with no response for a day or two. I had a question as soon as we ended our call so I sent a quick text. That response came a day and a half later. I was promised the documents would be sent right over. That too, took two days to get the documents (a very simple request). After that, I chose to seek other financing. Let's not forget that you do not get the $20,200 Builder's Incentives if you choose outside financing. This I was fine with as communication is very important for such a large purchase. I contracted to buy the Woodford model. During the contract signing and selection process, we indeed elected to have the black appliance package. At that time, there was no comment or concern raised about choosing black appliances. So to my dismay, once the appliances arrived, I noticed there was an older model top freezer bottom refrigerator model in the home. When I contacted Ryan's, I was informed that by choosing black appliances meant having an older model refrigerator. This was not mentioned in our initial meeting. And if it was, there wasn't a focal point to say, I know you want black, but it doesn't come with a side by side refrigerator. Especially since I was purchasing their top model home. Then the pre drywall inspection (I elected to have an independent inspection completed), a few things were noted and not fixed prior to the drywall being installed. Yes, they did come back to tear up the drywall to fix (but why not fix prior to drywall being installed). Also the front porch roof wasn't level (very noticeable). It took me calling corporate to get the front porch fixed and to get a side by side refrigerator. After the home was fully constructed, I elected to pay for another inspection. The inspector asked that the home be clean and free of debris, power on and all major systems be installed and working. Our project manager gave us dates that the inspector could come by and also agreed that all systems would be up and running. Well, when the inspector arrived, the AC was installed but it had not been hooked up not even to the breaker. Yes, they did say they would reimburse me since the home inspector had to make a second trip (I've yet to be reimbursed). When the inspector made the second trip, he discovers that the damper isn't working and the downstairs and upstairs thermostats aren't communicating with each other (they claim it's fixed but I'll just have to wait and see. At this time, unfortunately I don't trust them). The yard grading is an issue. My yard is holding water. We even had two licensed and contracted excavators come by and they are saying the same thing. We've been told on several occasions that it would be or responsibility to correct (finding out now that several of Ryan's Homes customers are experiencing grading issues as well. Now after all of that, my scheduled settlement date was supposed to be May 28, 2026. My mortgage lender had been emailing Ryan's Homes sales and project manager for a couple of things needed due to us using my husband's VA loan along with the Certificate of Occupancy since the beginning of May. We finally get a response around the 18th. We finally get the two items required for the VA loan. We were promised the Certificate of Occupancy two nights prior to our settlement or the next morning at the latest. Now, the Certificate of Occupancy or CO comes from codes. Yes, I do understand that with all the building we have going on in Davidson County we're at the mercy of our local government. On May 27th, the day before our settlement, we still had not received our CO, in order to close. My husband and I decided to go to codes ourselves to see if we could possibly get the CO ourselves. A young lady named Ms. Dalton, knew of our property and said yes, we've received it but I had to send it back because it was missing inspection information from Metro Water Services. But Ryan's keeps telling us it's on the way.

    I would like to keep this review as informal as possible because I wouldn’t wanna read someone else’s chatgpt review. I might not be as experienced as most homeowners (I’m 23), but I do understand the responsibility that comes with it. I didnt have a lot to go off of on this specific community and basically threw a dart blind. The two main downsides for me beforehand were the distance from downtown, and the amount of awful Ryan Homes reviews online. After making the commute many times, it still feels tough to leave 30 minutes before work, but not too far where I regret it. This subdivision is far enough away from the city to have a clear view of the stars at night without light pollution. Gallatin Road has a noticeable homeless population, but we are far enough away to not worry much about it. The Madison area also has multiple revitalization projects that should give a boost to the area in the next years. It’s kinda a plus actually because the tacos around here r really cheap compared to the more gentrified areas of Nashville. It became apparent during the build process that most buyers aren’t coming by every week to check construction, ask questions, or check corrections. I think everything ultimately depends on how involved you get yourself. I was probably annoying my project manager and sales rep with the amount of questions, but this is the biggest purchase of your life, so it rly doesn’t matter. Yard grading seemed like the biggest issue online so opting for a lot on the hill might be a good move. So far I’ve only run into basic problems like no cap on the studor vent and a door not being able to close. All of these issues have been resolved promptly by their warranty supervisor Taci, who has been very responsive and gets it done. This goes against the reviews I’ve seen online about Ryan Homes fighting you on every fix post move-in. I do agree with the other review that the yard is pretty meh. I’ll eventually have to dig out all the rocks under/in the sod because if you run around barefoot you might break an ankle. There were also some ants and little flies when we moved in, and they don’t provide pest control. A lot of our shingles were damaged and would not have been caught without a private inspector. I think most of these downsides are manageable if not expected when moving into a home, and covered by the year warranty. Now for the plus sides. Along with being quiet, moderately safe, and a good spot to appreciate in value, this community is the closest one to Nashville while still having a good amount of sq footage. Other homes (mid 300s) were either too small, too old/run down, or too far. This is the only floor plan I found that would not make me want to wake up and die. You can also get a lower interest rate that normal with the builder incentives. The house itself feels very modern. We moved from a pretty dated apartment and we’re college aged guys, so your sense of luxury might be higher than ours. The cheap brown cabinets we went with actually feel pretty cozy. We’ve only met a handful of neighbors, but I would like to imagine people moving in will bring a more sociable sense of community. Would also like to name drop my sales rep Enrique and Project Manager Ben Lampton. Enrique knows everything you could ask about and was a great guy to work with throughout the buying process. Ben oversaw the construction of my house and is an awesome dude. He made sure everything on my fix-it lists were taken care of and was able to push back respectfully if they couldn’t do anything. Ryan Homes in general has a lot of “build to code” parameters they stick to, and while disappointing sometimes, it was nice to have a guy who tells it to you straight up instead of pussyfooting around. I think Fox Valley is a great spot, as well as a good real estate play in the current market. Don’t quote me though I’m kinda young bruh. I’m also a rapper so if having a neighbor with music and fine women next to you would be a downside I would not get the lot right next to me (unless that’s a plus for you come on over :D).

    I want to highlight a serious concern with the landscaping and sod installation throughout the Fox Valley subdivision. Based on what I’ve personally observed, the grass and new sod being installed are unlikely to survive long-term due to improper ground preparation. There appears to be little to no quality topsoil added before the sod is laid. Just beneath the surface, there is a significant amount of rocks and construction debris, which makes it difficult for roots to establish and retain moisture. This kind of base is not suitable for healthy grass growth and will likely lead to patchy, dying lawns over time. Drive around the subdivision and you will see this on a majority of the homes. I will be including photos that clearly show the condition of the soil underneath the sod so others can see exactly what is being put down. This isn’t just an isolated issue — it appears to be a consistent problem across multiple homes in the neighborhood. Homeowners should be aware that what looks good initially may not last, and could require additional time and money to correct in the near future. In addition, the landscaping of common areas throughout the subdivision is disappointing and poorly maintained. While the builder clearly prioritizes keeping the sales office at the entrance looking pristine, the rest of the neighborhood is largely ignored. Plants in common areas look stressed or dead, and there’s no sense of planning or cohesion in the design. For a community that’s supposed to be well-kept and attractive, the landscaping seriously drags down the overall appearance. It feels neglected and unfinished.
