Was fairly disappointed how they prepared with the snow and ice. They only threw salt down at the entry of the breeze ways. The paths to the car or to walk your dog are all ice. This has been very difficult for elder and disabled people to get to their cars and even able bodied folk. All they needed to do was prep. Crews came and created a driving path which was fantastic. But it doesn’t do anything if you suffer an injury just to get to your car. There’s no excuse salt hasn’t been distributed to the sidewalks by now. The salt they did throw down and either vet scarce or throw in large piles. Both methods are completely ineffective. What’s the plan when emergency services need to come and they are slipping all over the place?

Lived here from May 2020 to February 2024. After moving I will say we have taken some time to reflect on our residency here and have come across some pros and cons.
Pros: it is among the cheapest place to stay in metro Nashville. We lived in a 2 bedroom 2 bath and for the size and price it was an absolute steal. Its gated and offers covered parking which we took advantage of. I am a huge peloton user and having one was a game changer. There are various food trucks that come often and that’s fun. It’s close to i40 and SR 109. Two dog parks makes this place super dog friendly.
Cons: this is where this takes a turn. The venue at 109 seems great until it has to keep it up. Every year we lived here the rent went up and the quality of the complex went down. Rent increases are normal, but for that we expected the quality of life to stay the same, it didn’t. The gym was CONSTANTLY so dirty. Things were constantly broken and the trash was never taken out. There is a child play place with a cool chalk. Also, never cleaned. The white doors of the gym are grimey and sanitation wipes are never replaced. If management would just go in there every morning and do a quick swiffer and replacement of wipes it would be so simple. This place claims to be super dog friendly and it is but no one picks up their dog waste. Dogs are constantly off leash around the complex and no one says a thing. Dog waste receptacles are everywhere but rarely emptied leaving a poo pyramid in each receptacle to flourish. The dog parks were once nice and grassy and now are hardly kept up and it’s like dog poop land mines out there. While the complex is gated the gates are always kept open when it’s too cold which is understandable but they are kept open for weeks after the cold weather has left. The guest intercom to let guests in is constantly broken. While construction for the final phase was occurring one gate was just left open for months. We had a huge millipede problem in our place for the first few years. Eventually the pest control people stopped showing up even when they were supposed to be there and we were home. Our covered parking spots were always taken by others and the office refused to do anything. We would call the tow truck company in charge of towing vehicles and they would say they only had one tow truck and couldn’t make it to tow the vehicles. The office staff always have new people and many of them are so young, clueless and rude that whenever you go in to do anything it never gets done. The pool wristbands are just to make you feel exclusive, no one ever checks them and people invite their entire families and friends to the pools and rage. Whenever it snowed the complex would attempt to salt the sidewalks but that was it. the trash compactor is always full and broken. Near the end of our stay and one of the reasons we really left was the amount of times pipes burst in the apartments near us. Everytime a cold weather event happened the alarms would sound and someone’s apartment was flooded. Maintenances would storm in in a panic and not really help anyone. Our neighbors were flooded and were just told to put their belongings into the hallway (great for us, who doesn’t love a strangers wet carpet outside of your front door!). We are also aware of multiple people who hid dogs there and never told management and it speaks volumes that management never paid attention enough to do anything. Near the end the newer apartments would always have parties and ragers of tons of people running around the complex and screaming. It was time for us to leave.
This complex would be great if it would just enforce the rules it has and upkeep its facilities. It is owned by a small family company and good for them for keeping the the Crosswinds and the Venue at 109 going but I don’t see this place keeping up with the “luxury” title of it doesn’t keep it together. We have moved to a new complex and it’s crazy how different it’s when rules are enforced and upkeep is made a priority, it’s something I’ll gladly pay extra for

I highly recommend living at Venue at 109. Jade and everyone in the office was extremely responsive if I ever needed anything and very communicative about happenings around the complex. Maintenance was always extremely prompt whenever I had an issue. The grounds were always well maintained and beautiful. I loved the pool and workout facility. My apartment was very nice, quiet neighborhood, a mix of younger professionals as well as families. It felt very safe and everyone was friendly. It was right off the freeway so getting around was very easy. Took about 30 min to get downtown, an hour in rush hour. Always plenty of parking. The Publix is literally 3 min away. I could not have asked for a better experience.
