Will never forgive them for not advocating more against Walmart and being more transparent about the situation. We have construction workers outside our home telling us when we exit the community that traffic is about to get very messy. What was once beautiful lands are now large piles of dirt and LOUD construction equipment. This is the beginning of the end.

The gate issue is real!!!!!! The gates are ALWAYS broken, and though they are periodically fixed, the fact that they always continue to break is telling. FIX the gates!

I’ve lived at the Venue @ 109 for a little over 3 years. I’ve been really impressed with how helpful both the office staff and the maintenance crew has been. I would not want to live any other place.

I can’t say that I’ve really enjoyed the past 3 years that I’ve lived here. The issues around buildings 1-10 are so disappointing, despite this being a “luxury” gated apartment complex.
The Walmart construction was the WORST thing to happen to this complex. That construction crew has no regard for resident safety as they use explosives daily without proper warning. The explosions are so loud and jarring, they knock posters off my walls and things off my shelves. The dust and debris gets everywhere… even the pools. This is just the beginning of the construction, as most of the surrounding land is for sale.
The dump truck traffic is horrendous. They block the left lane every morning so residents have to unsafely squeeze through them with no visibility. They also have created so many holes in the road, while continuously dropping large rocks all over the road. They do have someone come and SCRAPE the rocks up, which is such a horrendous noise.
Management has a hard time enforcing their own rules that they have for residents at The Venue. Major issues include; kids damaging personal property (cars, ac units, gutters, flower beds, etc…), residents driving erratically/running stop signs, vehicles continuously parking in resident spots without permits (despite the office being notified constantly due to the limited parking) and more. Management is frequently notified of said issues, with no real solution which is frustrating as we trust them the handle certain issues.
Gate #3 rarely works… the system freezes and no inputs can be made, forcing you to back out and go to another gate. This makes people believe they can come through the exit and almost head-on other vehicles.
Units themselves are okay, but cheaply and quickly made. There are nails sticking out of our walls, large gaps in every door, and some doors don’t even latch and open themselves.
I’d definitely think long and hard and determine if all of these issues can be overlooked before moving in because management hasn’t been doing anything to satisfy resident concerns or complaints.

I’ve enjoyed my time here but the grounds have gone down a lot. There’s dog poop everywhere, even on the sidewalks sometimes. Also, management couldn’t care less about any life changing events that may involve having a bit of humanity. I told the office about needing to maybe transfer to a bigger apartment once I received the news of my dads cancer diagnosis, in hopes that he would be able to move down here while he is going through his treatments. I received a response a month later that management pretty much denied waiving the early term fee as a courtesy, my SD would be forfeited for me to transfer early and if nothing is available i would need to go MTM and also pay the mtm balance retroactively. Wow. I work in property management for a SFR tech company and we literally accommodate residents for circumstances like this but we also have “compassion” as one of our core values so I guess that’s not for every company. I didn’t expect to just transfer with no fee but I know it can be done or something on middle ground could be worked out. I won’t bash the place though because I’ve enjoyed my stay, it’s just a bit disappointing.
