    As a property in town, 3.7 stars is spot on from a rating where 5 stars is lovely fresh apt in nice area with great maintenance and decent tenants. This place is a 3.8, 4.5, 3.2, 3. Long term, there are better places for the money imo. As value = 3 stars. Move in fees are luxury rates, and my monthly payment to community for 3 br is $2500 (no move in deals, short term, 2 cats). For this, I get a decent layout and a nice view of the college with easy access to that walking trail. But the complex isn't providing any luxury. The shared areas aren't well maintained. One of the gates has been stuck at "open" for weeks. We tried but haven't been able to enjoy: gross bbq, inoperable computers (Before i finished the >15 minute set up process for one computer, the clubhouse outside fireplace/tv with filthy chairs and half-full leakjng fridge, the inoperable fire pit, the gym's not-connected-to-internet tvs with inoperable remotes during workout. The handrails outside haven't been painted and are orange under black which isn't that big o' deal. the outside hall lights didn't work for 2 months (I put in 2 requests that were answered as "complete" with an action taken of "." So I quit asking and bought/installed an outlet light in the hall and battery operated puck lights at my door). On the other hand, the landscaping is pretty well taken care of and the community compactor broke for which they had a second dumpster delivered and the compactor fixed within days. They're capable. But they're not consistent. Apartment maintenance is superficial. The hardwood floors aren't "luxury" vinyl but ok vinyl which is common, but installed over damaged subfloor so you feel weak spots or big voids when you walk; the cabinets were painted with the wrong type of coating so cleaning them takes off the paint/stain; the unit isn't level, so things tip over in cabinets and doors don't close properly; the floors aren't concrete and i hear my upstairs neighbors all day every day/night; carpet tacks pointy end up sticking through the thin carpet into my now-bloody feet; leaking kitchen faucet body (was replaced right after my request but they left the other countertop hole open so i just bought and installed my own blank); baseboard paint splatter on all the floors, walls had not been painted recently, and more. They know what it should look like but don't know how to get there Now for the other tenants: Balconies are often used for box storage and two of the units in our building had mattresses out there for weeks! One neighbor keeps a cooler outside their front door for maybe refrigerated deliveries of which I've seen zero. One neighbor keeps trash including little dog poop-filled kroger bag packets outside their front door every day. The people who rented the unit above mine run and jump and fall every day/night. (I work from home) Car speakers thumping or drunk people throwing around a ball until after midnight. This place is perfectly fine for folks who don't care about community spaces, unleashed dogs, mattresses on balconies and crap outside their door. They spend a lot of time inside. You can get a lower rent with long-term lease and rent on the tippy top floor. And you can always get the tippy top floor. For older me and hubby and cats, houses are too overvalued right now. We moved into a 2 bedroom in a new complex for the same rent But the quality is much better.

    They are so kind! I love the maintenance team Mike and Devin - they have responded the same day I put in a request. They are fast and professional! The apartment complex is well maintained and clean. Love this place.

    It's a nice place to live. If something isn't working management are prompt to respond (the maintenance people are professional and friendly). For an apartment, it's one of the nicer places I've rented. The only real issue the location is far, but maybe that's a feature for you. The cost could be cheaper. Oh and the gates are funky and break every now and then. Parking can be a pain, but that's how it is at any Apartment Complexes that don't assign Spots. But other than that, highly recommend.
