If you plan to buy a Clayton Home, BEWARE, especially from Johnson City, TN. My nightmare began June 2024. I made expensive adjustments to a modular home and paid $370,000 to start the build. We finally moved in that November, but only because I personally made several calls within a week to get the COO to approve our move-in and hook up electricity since they failed to follow up. There was no final walkthrough with the power on. They just handed over the keys and took a promotional photo with a sign. Also, if you add a garage, make sure to explicitly specify "FINISHED" or they will take advantage of you. I spent $40K of that $370K on a garage they now call "unfinished" simply because a box was left blank on the paperwork they filled out.
Then came the roof issues. In August 2025, a heavy rain caused a massive leak pouring directly from the AC vent in my home office. The video evidence is astonishing. Clayton Homes sent a worker who "thought" he found the spot and slapped silicone on it—which turned out to be a cover-up for shoddy work. Clayton Homes then told me, "We are done with you." We didn't get another rain that severe until June 2026, when the exact same leak returned worse, raining inside for days. I took more photos and videos. I had purchased an extended warranty, but Clayton claims their 1-year warranty started at purchase, not move-in. I realistically LOST 5 months of coverage while waiting to occupy the home. This sneaky tactic lets them dodge responsibility for poor structural work.
More leaks are appearing. Homefirst Agency Inc (Maryville, TN), Clayton’s extended warranty arm, sent a rep who found 4 exposed nails from the initial build causing other leaks. Instead of sealing them, they just mailed a $500 check for a patch job. I haven't cashed it due to the further actions I will take if this isn't fully rectified. In July 2026, another heavy rain poured into my office again, requiring a bucket and of course more video. They sent an independent inspector who found structural issues the first guy missed but couldn't pinpoint the main leak. He did find bulging plywood on the porch roof, that I paid for at the initial sale, but Homefirst now claims it isn't covered. I wrote one check to Clayton; their builders mean it is their responsibility.
I crawled into the attic during the rain and recorded the proof. Clayton cut corners under the tar paper by failing to butt the plywood together. They threw up the panels leaving a large gap where the leak sits. The tar paper is pinched with a hole, allowing water to travel from toward the garage straight to the hole in the tar paper above my office. My video clearly traces this path. I sent these videos to Clayton Homes Customer Advocacy (who only advocate for Clayton obviously), Homefirst Agency, Jim Hightower (TN Director of Manufactured Housing/Modular Building), the HUD Office of Regulatory Affairs, and Matt Belcher (VP of Clayton Home Building Group & one of the TN Housing Association Executive Directors). Matt Belcher has not contacted me with contact info provided.
Customer Advocacy claims it's not a manufacturing issue because the year expired based on the purchase date, not the city's occupancy clearance date. This is 100% a Clayton quality issue. I caught them cutting corners, and now warranty wants to patch it instead of fixing it properly and Clayton Homes doesn’t want to talk to me. This requires a full, correct rebuild. This review stays up until Clayton or Homefirst replaces the roof entirely and passes a proper inspection. I have provided complete photographic, video, and timeline evidence. Clayton Homes, this is a $370K anti-advertisement for your competitors to use against you—and they will.

Homefirst Agency says its Clayton Homes issue denying the claim but for them its is a profit/loss decision. Clayton Homes is only addressing the first issue with the BBB, ignoring the main issue stringing this out so I give up. Homefirst holds the warranty, illegally deciding what to cover and not cover.
