    I moved to middle TN due to a job transfer from out of state. I am disappointed that they seemingly don’t vet their homeowners and it is clear that they don’t do an in depth independent inspections of the homes between tenants. They do an annual inspection with the tenants, but it isn’t extensive. The home I rented in Springfield had many code violations. During my time in the the home, it had to be replumbed entirely. I was then told the homeowner had ran out of money for repairs and that the ones I was continuing to request (for over a month that went unaddressed) would have to wait unless it was a health or safety issue. They seemed to require you to clearly state what the safety issues are; rather than using their common sense. At that point PMI staff met with the homeowner and they decided to inform me that I could break my lease at any point in time (only less than 4 months into my lease). Once I secured a job, I put in my notice. Let me say, my rent was always paid on time. I was quick to communicate issues, but their response was slow. It took over 3 weeks for me to receive my security deposit back and I only got it back after I sent an email with a screenshot to both the property manager and her manager. I was told that the hold up was waiting for the homeowner to make a decision about whether he was prorating my rent or not. Ultimately I was told that he decided not to because they weren’t making me pay penalty fees for breaking my lease that they invited me to break. So, I feel like my money was stolen. Maybe he can now use it to make repairs to the home? I doubt any of them will be to address the code violations for all of the obvious DIY home repairs and the addition that seems to be sinking as evidenced by the floor sloping down and not being level with the original floor. Know that if you utilize this company to rent from, you will have to be consistent with communicating from them and I would recommend using text or your personal email because they change what they say between verbal conversations and what they type up. I can’t tell you how many times that happened. Keep it in writing. Be very detailed in your move in check list. I didn’t look at the lack of caulking around the windows. I didn’t go into the crawlspace to see what was going on down there. I didn’t realize how fragile the out dated metal shelves were in the home until I put some clothes on one and it fell. I didn’t pull the refrigerator out from the wall until Winter Storm Fern that the fridge was plugged into a surge protector because the outlet was broken. I found that there was no GFCI outlet in the kitchen. I could put so much more, but feel this is sufficient to caution people to really reconsider renting from this company.

    We have had great experiences with PMI Middle Tennessee, any issues are dealt with quickly and efficiently with great communication from our rental agent. I love that I can pay my rent each month online and they have clear expectations for renting for the next year. Highly recommend them!

    For the same location I have had one other property manager and then this one. Its night and day. PMI Middle TN really step up to the plate with very personal care. They got to know me. They have always been responsive. I have no complaints about them. I am so thankful to have the property managed by them, speaking as a renter.

They are very quick to arrange whatever service is needed at the property. Our water heater flooded our bathroom overnight and they had someone out to replace it that same day. So grateful for the team at PMI Middle TN!
