  I would not recommend this complex—or any property managed by S&S Properties—to anyone, even if rent were completely free. You can pay them the exact amount they are asking for, and they will still find a way to demand more money. The living conditions are severe, including persistent mold, leaky ceilings, and heavy infestations of water bugs and slugs. Security is non-existent; car break-ins, vehicle thefts, apartment burglaries, and mail theft are regular occurrences, alongside daily soliciting from scammers. The only amenity is a dog park that is nothing more than a dirt field with a fence, and residents do not clean up after their pets. On top of that, management is incredibly rude, dishonest, and completely ignores maintenance requests. Meanwhile, the fireplace was simply covered with plywood. To make matters worse, they will file for eviction the very first day your rent is late. Avoid this place at all costs.

  I lived at The Hills at Oakwood for almost 4 years, and it’s unfortunate how drastically things changed. During the first year under the previous management, I never had a single issue. Maintenance requests were handled, communication was good, and living there was a positive experience. Everything went downhill after the new management took over. Our biggest issue was a major water leak in our main bedroom. They attempted to fix it once, but the repair failed the very next day. From that point on, every time it rained, water flooded into our bedroom. I have photos and messages showing that I repeatedly asked management for help over the course of four months. Every time, I was told they would “get to it as soon as they could,” but nothing was ever properly fixed. To make matters worse, after we moved out, they actually tried to charge us for damages that were caused by the leak they failed to repair despite months of notice. That was beyond frustrating. Safety was another major concern. During our time there, my girlfriend’s car was broken into, and my motorcycle was stolen. We never felt like management showed much concern about what happened or took meaningful steps to improve security. Another constant issue was more fees’s years into living there they added on many random fees that were not mentioned until well after a year of us living there! Oh and if you don’t pay the fees you’ll be charged 10% extra on rent for being “late” it’s an absolute joke. It honestly felt like management cared more about collecting rent and charging residents than addressing serious maintenance issues, safety concerns, or the quality of life for the people living there. I hate writing negative reviews because I genuinely enjoyed living here under the previous management, but based on my experience with the current management, I cannot recommend this property. If you’re considering moving here, I would strongly encourage you to read recent reviews and think carefully before signing a lease.

  Great place to live, staff is awesome. Most of the people that complain here and say they have roaches and fleas, I don't. It's cause we keep our space clean. If you're not cleaning up after yourself of course routine extermination visits don't show up. I feel real bad for the staff here because to keep it professional, they don't say it how it is. When you all grow up and clean up after yourself...like how you're supposed to...you won't have fleas and roaches lmao

  Been dealing with a infestation of roaches, bugs, and fleas since i moved on the property. even after having a professional exterminator come every month, they are still here. its completely disgusting. fleas are in the grass. there’s very limited parking space and if your parking lot near your unit gets filled up, i had to walk all the way from another parking lot with a baby on my hip or. else security will stick a sticker on your windshield for parking on the curb. No real storage space, i have boxes of dishes i can’t put up a year later because there’s no room. there’s no counter space to cook. no microwave is included in the unit so the microwave you buy takes up most of the counter space in the kitchen to cook. random light switches that connect to nothing. no lighting in the living room area so if you want the room lit you have to buy a lamp or use lights from other rooms. Walls are paper thin. you can hear your neighbor pee. dog poop all throughout the grass. there is water damage and leaking coming from my ceiling in the bathroom. management is money hungry, i paid my rent every month on time with little to no problems from me and they came up with a excuse to take my security deposit but will not communicate with me. i can go on and on. i hated my entire stay and i am so excited to get away from this disgusting home to something more adequate and hygienic for my child and I. This place will not be missed!
