  Lived here for 2.5 years and overall the stay was great when it was under the previous management company. We left due to outgrowing our apartment and things went downhill with the new management company, PEM. Currently, it’s been 2 years since we left and now they put an unnecessary collection on our credit for false charges such as key fobs be returned “late” when we left them inside apartment as stated and oven cleaning when I had a countertop air fryer/oven that was used during the entire stay and photos to prove cleanliness when moving out. They gave us no time to dispute charges.. Don’t stay here unless you want ridiculous charges to follow you after leaving….

  For an apartment community that expects residents to pay rent on time, I would assume providing a clean, sanitary, and pest-free environment would be the bare minimum. Unfortunately, Bellary seems to have missed that expectation entirely. The presence of roaches is unacceptable, especially when residents are paying for comfort and peace of mind. I strongly encourage prospective residents to reconsider before signing a lease. At the end of the day, the roaches aren’t on the lease, aren’t contributing to the rent, and certainly weren’t listed as an amenity. Yet somehow, they’re making themselves right at home.

  My roommate and I moved to Bellary Flats in the late summer of 2024. We moved from Mt Pleasant and have found this to be a wonderful change. The property itself is awesome with fantastic amenities that are well kept and easy to take advantage of. It’s also very close to local shopping with excellent choices for grocery, pharmacy, dining, and home goods easily accessible. It all makes life here a real joy. This would be incomplete without mentioning how pet friendly the property is. I’d also have one angry Foxhound on my hands. Jesse James, who belongs to my roommate Chad, wanted to give a 6 star rating and swears it has nothing to do with the treats he gets in the office Of course none of this happens without the right people in place. Two exceptional individuals here that keep things running smoothly even when there are the inevitable bumps in the road are Jamie and Alicia. Jaime has come to the rescue with more than one maintenance debacle always turning it into a pleasant experience rather than a major hassle. He was always prompt, professional, thorough, and efficient. A rarity in today’s world. Another rarity in today’s world is Alicia. She is my go to person in the office if I need information or something done and she always makes me feel like I’m the most important tenant on the property. I know she does that for everyone because I’ve seen her interact with current residents as well as potential tenants. Its hard to find someone that takes their job so seriously and does it in a manner that makes it fun and enjoyable for everyone. Kudos to Bellary Flats for hiring her. Please do everything you can to hang onto her. She’s worth her weight in gold. And I don’t think you could come close to finding a better voice or face for the property.

  Save yourself the headache and rent elsewhere. We broke our lease and moved out, only for management to try piling on unfair fees afterward. I spent hours deep-cleaning the apartment, yet they turned around and tried to bill us a cleaning fee for pre-existing carpet stains—stains that were already there when we moved in and that we had documented on our initial move-in checklist. On top of the unfair move-out charges, living here was frustrating. You pay for a "valet trash" service. Half the time, the trash was never picked up, leaving garbage to sit out and stink up the building. This trash problem attracted roaches. To make things worse, the halls and our unit constantly smelled like weed because our downstairs neighbors smoked all the time, and management did nothing about it. They will gladly take your money for services they don't provide and attempt to nickel-and-dime you when you leave. Look for a place that actually respects its tenants and maintains its property!

  Do you like roaches?? Do you like piled up trash at your doorstep? Are you a fan of your house smelling like weed 24/7? Then come on down to Bellary flats where maintenance requests don’t matter. Also forget about your intake form to mark pre existing damages because we’ll still try and charge you for them anyways!! Not only did I have to pay 7000$ to terminate my lease, they tried to charge me for damages that where they before me and never mentioned what happened to my security deposit!! Mind you I only lived there for 7 months and they tried to charge me 6 hours of labor for oven cleaning. Man id love to see what an oven that needs 6 hours of cleaning looks like. To top everything off they sent me to collections for 51$!! Man what a class act pem properties is!! Absolute classless money grabbers that will overcharge you for every single penny that they can. Please choose anywhere else. You’ll thank me later.
