If you want an accurate insight into Waterleaf at Neely Ferry, read my entire review. -Photos attached-
In April of this year (2026) I transferred to a larger 3 bedroom unit. Now, I had a few issues here and there with my precious unit, but the unit I moved into is where the LACK OF MANAGEMENT started.
I communicated prior to signing the lease that there were multiple issues that needed to be addressed prior to my move and I was assured they would be taken care of. I was denied a walk-through by Chase (Property Manager) prior to picking up my keys. He stated that all issues had been taken care of and there was no need to tour the unit.
Key pick up day! Should be an exciting day, right?!? Wrong! The minute I unlocked the door to the unit, I was hit with a smell that I can only describe as a football locker room after a Friday night high school game. I then noticed in both the 2nd and 3rd bedrooms that the carpet had not even been cleaned (even though Chase states they paid Rainbow Restoration twice to clean the carpet). When I asked about the carpet, Latoya (Assistant Property Manager) had the biggest attitude I've ever experienced! I was told that there was nothing they would do about it. I purchased a carpet cleaner myself and spent 7 hours till 1am cleaning carpets that were "clean". The amount of waste, dirt and debris that came out of the carpet was disgusting and beyond acceptable.
The second worse part of the unit was the LOCKED A/C closet. By shining a flashlight under the door, I could see pounds of dog hair and dust inside the closet (pictures attached for proof). The part that makes me furious about that closet is the day before Jalen (Maintenance Manager) and his Assistant came to the unit to replace a broken drawer in the refrigerator and while they were in my unit, I asked if they would make sure the air filter had been changed. The Assistant unlocks the door and says "Yep, it's new". Now, you KNOW he had to see what I saw, and what you will see in the photos, but yet he said nothing and did nothing about it.
At this point, I had to ask for the District Manager's contact information because the office staff was less than helpful (and i don't think they thought I would actually reach out to her). In steps Chloe (District Manager)...
After speaking with her on the phone and sending her the photos that I had taken of the A/C closet, she was equally disgusted and stated that this was not up to their standards. The next day, she sent the same 2 Maintenance guys back to the unit to "clean" the closet. Jalen spent about 5-10 mins with a handheld shop vac moving the wand around doing I have no clue what. Then he locked the door and said, "OK, its all good". Well, it wasn't!
As you can see in the AFTER photos, this is after I PERSONALLY cleaned the closet AND had to pay out of pocket to have the ductwork cleaned to eliminate the horrible smell coming from the vents. The mold on the front of the unit,-GONE, the trash, dog hair and debris-GONE, coils-CLEAN! THIS after photo should be the standard of clean when you move into an apartment.
Within the community there is a lack of personal responsibility of the office staff and maintenance team to keep up with certain things. They love to send these long emails asking residents to "do their part" in keeping the community clean and presentable. I'm pretty sure that part of the over $500,000 in monthly rent revenue from 264 apartments should be enough to pay someone (hmm, maintenance?) To keep things like the dumpster area clean on a daily basis. Every other apartment complex does. Each apartment pays $45 per month for "valet trash" that was once not even a fee when I first moved in. THAT $11,000+ per month should be an incentive for someone on staff to keep the area clean.
ALL 1 star reviews you see from the last year are 100% spot on and accurate.
And Chase, you can save your "Thank you for your feedback, I'm sorry you've experienced this" comment. Because I know it pains you and Chloe to have to see this actually come to light on Google.

The worst renting experience we’ve ever had! The apartment looks very nice but the floors/walls are extremely thin. We were a top floor but if the people under you are loud at all, you can hear everything they’re doing. A lot of the tenants smoke and the smell permeated into our unit nightly. Management does nothing about it despite complaining. The pool was constantly under maintenance when we were there and closed. The compactor often breaks and people leave their trash outside of it. The worst part is when we went to move out, we realized we had to give them 90 days notice instead of 60 days, extending our move out process and requiring us to pay additional rent. It’s been 9 MONTHS since we’ve moved out from there and we received a call from a debt collector stating we owe 300 dollars to Waterleaf for apartment fees?? They have never reached out to us regarding any money owed. I do not recommend this place!!

The community was very nice and I loved the design of the apartment. The leasing team was very friendly and Savannah get me a great tour of the community and amenities.
