The maintenance at this apartment is very excellent , i put in a work order and 15 minutes later maintenance was there and completed everything that needed to be done . VERY EXCELLENT would definitely recommend this place to anyone.

The apartments are okay, but some outlets don't work, and the microwave is faulty—for some reason, it trips the circuit breaker and cuts the power. Also, the bedrooms don't have lights; we have to install our own. The service is terrible: when you go to the office, the staff act as if they don't see you, and when they do look at you, they give you dirty looks. Repair service is just as bad; we asked for repairs on all the issues two weeks ago and keep reminding the staff, but they just ignore us. The only good things are the multiple pools and a decent gym.

Maintenance people don’t really help or say they did the job and didn’t. The pools are rarely open, the one on crossroads is dirty. The apartments have roaches no matter how clean you are. Once I brought it up to the office that I needed them to come inside to spray, they told me that I’d be put on a list and to this day I never seen them come into my apartment to spray on Tuesdays. Walls are extremely thin, the rooms don’t look nothing like the display ones. My kitchen floor has a huge dip to where it feels like it will collapse into the downstairs apartment. This has not been a pleasant experience. The office never answers the phone. Half of the electrical plug ins don’t work at all. They have light switches that lead to not turn anything on. The only thing that looks good is their leasing office. Will never be renting here ever again. Paint on walls suck and doors sticking due to them painting the doors.
What’s crazy is when my requests get denied I go up to the office and tell your workers at the front of these issues I’ve had. They tell me we will put you on the list. So the fact that yall don’t keep records or care enough to solve the issues basically is insane by putting this on me. When I first moved there my dryer wasn’t working and I put the request in and no one came to check. After 2 weeks I went in person to the office to get it fixed and they finally sent someone. After I saw the maintance person, he looked at my dryer and said I can’t fix it, I’ll get someone higher than me to come fix it. So I’m waiting and waiting and I had enough. Essentially had to wait 1 month before they even fixed it. Whats crazy is i have to go up to the office to even say anything to get it fixed. If they even do it because yall say you’re going to do something and don’t.

Do not move to Palmetto Grove if you care about your health or safety. I am currently dealing with an active mold hazard growing inside my HVAC unit and ductwork, which is blowing harmful spores all over my apartment and causing serious health issues.
When I brought this to management, their response showed a complete lack of urgency. They entirely refused to supply supplemental housing, offer another unit, or cover a hotel room while the air is literally making us sick. Their only solution was telling us they hired a contractor to clean the ductwork—but not until Thursday, later in the week. Expecting tenants to just sit and breathe in hazardous, contaminated air for days while waiting on a scheduled appointment is unacceptable. To top it off, they tried to dodge financial accountability by telling me to just go through my renter's insurance to see if they'd pay for a hotel, deflecting a blatant maintenance failure onto the tenant.
What makes it even worse is how they handle urgent situations. This was explicitly filed as emergency maintenance, but instead of treating an active environmental health hazard as an immediate crisis, it wasn't even properly updated or addressed as one until the next day over the weekend. A corporate property management company like Kettler should know better than to leave paying residents trapped in an uninhabitable environment. Delaying professional duct cleaning until the end of the week while refusing temporary relocation is a massive safety failure. Avoid this place at all costs.
