  Writing this review as a 2 year resident who is finally moving out next month. *hold tight this is a long one* Before we moved in we did a tour ( had already applied as we were moving in from 500 miles away ) and we were shown a "similar" unit to the one we'd be moving into. During the tour there was also a lot of talk regarding the new amenities going in, including a new pool. Upon moving into our actual unit we could see why we were shown the model.... our unit was advertised as 100% fully renovated but they DO NOT / DID NOT replace tubs nor toilets. My master bathroom tubs paint was completely peeling off. I addressed this right away and was blatantly told it would NOT be fixed.... there was also plenty of other small issues over the course of the first year ( toilets, mold, AC unit breaking THREE times, no pest control - even when putting in requests stating i was seeing roaches + fruit flies, outdoor stairs breaking/caving in causing saftey hazards, leaking windows). As we got to the end of year one the thought of moving was too much of a hassle so I figured what could it hurt to stay another year.... boy was a wrong. Immediately upon opting to stay my living room, kitchen, and bedroom was flooded by the apartment above us. I had water literally pouring through my ceiling. They did nothing but let all the water air dry out and wanted to paint over it... can you say MOLD?!?!?! 🤢 Shortly after that I found out instead of working on the pool they'd be re doing all the siding instead on all units. Which was great for appearance of the property but I work from home so this was a HUGE inconvenience to me and also led to one of many nails in my tires.... and still no new pool... and we were never told when touring about all the construction we were getting ourselves into. They tore out the playground where the new pool would be going A YEAR IN ADVANCE. As of April 2026 I was told another year for this new pool they advertised 2 years ago... The current pool is usable but crappy... every single pool chair is broken + dirty, the pool isnt very clean and they dont clean around the pool SO WATCH YOUR FEET, its grity and dirty! December of 2025 I was attacked by a new neighbor above us German Sheppard, the dog broke skin and I still have damage to my leg from this incident. They DID NOTHING!!!!!!!! I've had to continue living here with an aggressive dog who has tried to attack me numerous more times !! Dumpster area is not well kept, over flowing trash along with nails/screws and flith, I have had over 5 nails in tires during my time there. Some ( not all ) kids in the neighborhood are trashy to put that in the kindest way possible... I had a group of 4 MIDDLE school age children chase down and try to fight my FOURTH GRADER! Package locker is a joke , breaks twice a year and are told property management can't access and our packages end up stuck in there ( this happened during Christmas time 2024 - it was HELL). Overall good bit of of the neighbors are friendly, so that was one small positive in the mix. I believe when we applied they didn't have the same income requirements as other place down here charge ( this could've changed in 2 years though so dont quote me) which could potentially be a plus for certain income restricted families but if you can swing 3x the monthly rent.... dont pick here. The waterway is beautiful as well, but be minfdul for fire ants especially if you have kids. Now after reading others reviews im very interested to see how they will handle move out, as im seeing very bad reviews stating they over charge, withhold deposits and or send people to collections for debts they were unaware of. Hoping in requesting to be present during walk through we can avoid having yet another problem here 🥴

  The maintenance personnel Tony was very professional and he had explained to me everything that went wrong with our leak issue. He used a tarp to protect the carpet and he cleaned up behind himself. It's good to have him working in our neighborhood.

  Anthony was quick to respond to our issue. He took his time to make sure our problem was resolved before leaving. Quite knowledgeable about electrical work and has a really nice personality.

  Overall ok place. No one wants to take responsibility for why things don’t get fixed. Maintenance takes forever but the guys are great just over loaded. Old fixtures old stair cases old windows/ appliances. Love the location.
