  I met with Brenda at the leasing office today, where she and the general manager gave us a tour of several apartments in the community. I was pleased with what I saw and will certainly keep this community under consideration as I continue my apartment search.

  Update: Mr. George came by yesterday along with Mr. Mitch. There is effort so far being made for the dangling light in the closet, and an expressed intent to fix other issues too. From the beginning, we found a long list of issues: water damage around kitchen cabinetry/baseboards, staining near the bay window, a leaking dishwasher, mold/mildew concerns around both bathroom tubs and grout, a persistent mildew odor near the hot-water closet, flickering lights, a loose laundry-area light fixture, door and lock problems, a poorly fitted smoke detector, and an unfinished door frame with a protruding nail. We were also awakened around 2:00 a.m. by a false smoke-alarm activation. The property gate has also repeatedly failed to remain closed, which raises obvious concerns for a controlled-access community. What has been most frustrating, however, is the maintenance process. We submitted work orders shortly after moving in. Several were later marked “complete” even though the reported problems had not been repaired and, in some cases, appeared not to have been touched at all. After following up, I was specifically asked to provide maintenance with a consolidated list of the remaining issues. I did exactly that. To date, none of the items on that list have been addressed. At this point, these are not newly reported problems. Management has been made aware through work orders, follow-ups, and a written list provided at their request. I understand that apartments require maintenance and that repairs can take time. What I do not understand is closing work orders as completed when the work was not performed, or requesting a detailed list of outstanding concerns and then taking no action on it. The number of issues present at move-in already made us question the quality of the turnover inspection. The continued lack of follow-through raises additional concerns about maintenance accountability and communication. If you are considering Cypress River, I strongly recommend inspecting your exact unit carefully before taking possession. Check for water damage, mildew odors, leaks, loose fixtures, locks, smoke detectors, and electrical issues. Take photos and keep screenshots of every work order you submit. I do not expect an apartment complex to be perfect. I do expect an apartment to be properly inspected before move-in, and I expect a maintenance request marked “complete” to mean the repair was actually completed. I will update this review if and when the outstanding issues are addressed.
