  Really impressed with Maybrook Terraces! The townhomes are beautiful and feel much more like an actual home than a typical apartment. I love the modern finishes, the amount of space, and having an attached garage is a huge plus. The location is also great, and being near Unity Park and the Swamp Rabbit Trail is hard to beat. The community itself is clean and well kept, and everyone I’ve interacted with has been friendly and helpful. Definitely worth checking out if you’re looking for a newer townhome in Greenville!

  I’ve been at Maybrook Terraces for a little over two months now and have really enjoyed it so far. The neighbors are great, and there’s a really friendly, laid-back feel around the community. The townhomes are modern and trendy, and you really can’t beat the location. The Swamp Rabbit Trail is right around the corner for walking, running, blading, or biking, and downtown Greenville is close enough to walk to. Great dinner spots with dog friendly patios. There are also impromptu doggo meetup parties at Unity pretty much every night, which has been a fun bonus. Overall, I’m really happy with my decision to live here. It’s a great place, great location, and I’d definitely recommend Maybrook Terraces to anyone looking for a modern townhome in Greenville.

  I moved in a few months ago and wanted to wait to write my review so I could really see how things were going for us. We moved into a smaller 3BR, and we absolutely love it! The downstairs bedroom has been perfect for my home office/guest room, and the cute full-size bathroom downstairs is especially convenient when family comes to visit. The leasing team, especially Lauren, has been wonderful to work with. She is always responsive and answers all of my questions in a timely manner. I’ve also had a couple of minor maintenance requests, and Adam, the maintenance supervisor, completed them within a day or two. He was great! Overall, we’re very comfortable here and truly love living so close to Unity Park and Downtown Greenville. We’re so happy with our decision to call this place home!

  After completing a 1-year lease, I wanted to share what we wish we’d known before signing on the dotted line. Be aware they solicit 5-star reviews during tours from people who don’t live here, or who toured and decided to sign (good experiences because their job is to sell you!). After you move in, they do a 180. 1. In unit issues: We had 17 visits for broken AC and heat over the year, and had to stay with family, pay for coworking spaces, and buy space heaters. Only when we used language from South Carolina tenant laws did we get attention. From the first week to the last week of the lease, the HVAC was never fixed (#15, but unfortunately it’s not the only unit with this problem). They said we “chose a unit with a lot of windows,” and finally gave us a wall unit that cooled only 1 floor. 2. Management: If it tells you anything, 0 of the 6 original tenants re-signed leases, even with the lovely location by the park 🌳 Aside from issues with the units (other reviews detail serious safety hazards), management is the real problem. Does this sound like luxury? - They jackhammer your driveway with no communication—trapping your car in the garage—and when you ask what's going on, the property manager says they “didn’t know it was happening.” Whose job is it to know? - You pay for pest control monthly, but don’t get services unless you ask management. They charge you regardless. - The single grill on the property is broken for 8 weeks.You have to ask multiple times for an update and they never notify anyone else it’s broken at all. - Your neighbors can turn your lights on and off from their home, so if you’re sleeping and your neighbor decides to turn on their light, yours comes on too. This still isn’t resolved in the 12 months they’ve had to fix it. 3. Location/Safety: A meth head was cracked out tweaking in our neighbor’s driveway. Kids who don’t live in the complex use the hammocks like a playground. Homeless people walk the property peering in your windows (get a Ring camera, we had a break-in scare). You’re next to a shelter, a fire station (sirens), railroad tracks (loud horn twice a day), and a homeowner who blasts car stereos so loudly that your walls shake. If you work from home, have a kid who naps, etc, it’s pretty disruptive. This part isn't management’s fault, but they could make like a 5% effort to secure the property or put up a sign at the amenities if they’re going to keep calling it “luxury.” The 1 star is fair for the spaciousness of the units and proximity to the park. Otherwise, there are several beautiful townhomes popping up around the park that are less expensive and better managed.
