I lived at this Newport Ave “luxury” apartment community in Rumford for a little over a year after moving in shortly after they first opened. Like many newer developments, it looks impressive during the tour... but living there long term tells a very different story.
The place feels built for appearance more than quality. A lot of the finishes and materials look modern at first glance but quickly reveal themselves to be cheap, cost-cutting choices disguised behind upscale branding. The rent, however, remains genuinely luxurious.
Management turnover was honestly unbelievable. During my time there, it felt like there was a new property manager every few weeks. I stopped trying to learn names at some point. That level of instability made communication, accountability, and consistency almost nonexistent.
Winter maintenance was another issue entirely. Snow removal was routinely delayed and poorly handled, which became especially frustrating considering the premium prices residents are paying. Add in the extremely high winter electric bills, and it became clear this property prioritizes aesthetics far more than actual comfort or efficiency.
What says the most is this.. many of the original tenants who moved in when the building first opened...including myself...chose not to renew the new 19-month lease terms. That should probably tell prospective renters more than any marketing brochure will.
To be fair, it’s not the worst place I’ve lived. But calling it “luxury” feels ambitious. Unless, of course, the luxury experience they’re referring to is luxury-priced disappointment.

During a very difficult time when I was trying to figure out my situation, Stephanie the property manager was patient, understanding, and truly worked with me every step of the way. She provided me with multiple options and supported me through the entire process. In the end, the outcome was amazing news, and I couldn’t be more thankful.

My husband and I love living here! The dog washing station is the best and always clean. We also really like how it’s not a huge building. Maintenance has been very timely. The new manager Stephanie is so sweet!

Lived here for about 5 months now. I’ve had no complaints. I’ve only needed maintenance once but they came asap!! Very clean apartments and the front office is amazing!! Love it here

I had a great tour at this apartment complex. The property was clean, modern, and very well kept.
Stephanie was excellent—friendly, professional, and very helpful. She answered all my questions and made the whole experience easy and enjoyable.
