I would not recommend this place to any prospective tenants. I want to start by saying there are pros and cons to living here, and that I lived here for 1 1/2 years with my lease ending just a month ago (7/26). I'll start with the pros since I did leave with a negative mindset overall. - The apartment I lived in was very modern, open, and nice - Noise from neighbors was widely not much an issue, until a new family moved in above me on the top floor. Not much you can do about rude neighbors and noisy children though. - The scenery around the place was beautiful (though more of a thing to keep in mind, the nearby pond *will* flood your patio with a ton of bugs unfortunately) - It's a *very* convenient location with pretty much anything you'd need within a 5 min drive Now the cons. - Upon moving out last month, I was met with a call a couple weeks ago at the end of July from a COLLECTION AGENCY stating that I owed them nearly 3000 for "damages" (and no specific details) and they were collecting from Dowling Village. **This was my first time hearing from them and they were already charging me a late fee** Apparently this complex does not have the time to deal with the tenants that have already moved out, and use a debt collection agency to collect for damages and whatnot. I even called Dowling Village and spoke with their front desk about it, and I was told that "they have no information on past tenants once they move out" and that my only option was to speak to this collection agency. The person on the other line of said agency told me that they'd launch an investigation for details, and has not gotten back to me in weeks. I anticipate an even larger charge for "late fees". - Packages were being stolen nonstop from the mailroom, with other residents posting flyers and complaining about it online in the portal. I also had packages stolen, with the woman at the front desk at the time telling me she couldn't do anything about it. When talking to a resident about it, I brought up that there's a camera in the corner in the mailroom so I'm surprised nothing can be done, to which she told me it's nonfunctional and just for appearances (not sure if this is true or not). Their coordination with mail couriers was also very poor, there were several packages and boxes left outside by the front door every week. At one point, I had a VERY expensive electronic piece delivered from Amazon, only to have it left outside where anyone could grab it. - Their locking front doors malfunctioned *so often* while I was there. Lots of notices about the front doors not working, or being unlocked at all times while they did maintenance. While this was more of an inconvenience for me, it does pose a safety threat for the residents. - "Rent" for a 2 bed 2 bath was around 2500 for me (very pricey but what isn't these days), though they charge about an extra 200$ (not including utilities, that's another price to pay on your own) for various services such as their trash valet and internet. I didn't experience many issues with the internet, though they did have issues with their valet company picking up trash on a consistent schedule or even at all at times. You will also receive warnings for leaving your trash can outside your door for an extended period of time. Also, be prepared to be charged like 200$ for a late fee if you don't pay your rent by the 2nd of the month. Most places I've lived have had a grace period of paying by the 5th, not this place. - On the topic of damages, the vents for the central A/C were accumulating water stains and dripping around the unit and there were several cracks forming in the ceiling in a couple rooms as I was there. I also had the standing shower in one of the bathrooms crack, leading to water leaking into the unit below me. Two separate workers told me that this was becoming common and that the construction of the place was cheap, leading me to worry about the structural integrity of the complex. Overall I left Dowling Village with a very sour experience, but it's not the worst place to live.

This apartment complex is actually not bad to live in. Floors are kind of thin but that was my only real complaint. The front desk workers and maintenance staff are great people, and were always really helpful. The issue is mainly with the company behind the scenes, AR Building Co. Our issue was after our lease ended. Within 2 weeks after moving out we had a debt reported to collections. They made no attempt to contact us before they reported the debt to collections, and we were blind sided by this with threats to our credit. They claim it is for a water bill, which is partially true and I have no problem paying, but the actual amount is much higher than what the water bill was shown to be. This has felt predatory and been a really bad experience to end what was an otherwise good experience living there. While we were living there we were contacted by the attorney general regarding illegal application fees the company charged us when we applied to live there and they were prosecuted and we were eventually refunded. I am sure this will end up being something similar and I have reported this to the attorney general because I see several other reviewers had the same thing happen to them. If you are considering living here, it is not worth it because of the shady company that runs things behind the scenes, AR Building Co. We had multiple packages stolen and they always told us the cameras in the package room and anywhere else were always broken, because AR Building wouldn’t pay to fix. I would recommend avoiding this place as a renter.
