    This was an extremely nice place when we initially moved in, plenty of parking and good upkeep. In the past year, so many people have moved in that you can barely park anymore and the entrance to the building which should be locked is constantly broken. Despite the building "fixing" the door- it is still broken. They also charge around 15k to break the lease (not normal). Not worth living here while you have to deal with the bridge traffic on top of way too many people now. The building also is home to teenagers that now make part of the premises unusable at times. Very glad to be moving out- rent money is much better spent in Prov or another complex

    Management tries to bill you for every little thing possible. $200 carpet cleaning fee and lived there for one year... apartment is in pristine condition. Tiny little nugget of dog poop I may have missed to pickup, they are trying to bill me $350. Wanted to upgrade into a 2 bedroom unit because my apartment was too small. I offered to sign a new lease and pay more and they said no and couldn't give me an explanation why. They nickel and dime you for everything. Stay away don't let the nice looking property and neighborhood fool you. The management is awful and I wouldn't recommend to anybody.

    The management company running this property is terrible. First off, if you’re just $15 late on your renters insurance, they used to hit you with a $500 late fee—which is completely illegal under Rhode Island law (late fees on rent can’t be charged until at least 30 days overdue, and similar principles apply here to required insurance payments). They also block any attempts to contact corporate, knowing full well they’re in the wrong. They have now changed the rules about charging those late fees, because they know they were wrong and likely facing pushback or legal issues. At move-out, they automatically charge $200 for carpet cleaning regardless of condition—even when the carpet is well beyond its normal lifespan (about 5 years)—something they are not legally permitted to do (Rhode Island law prohibits charging tenants for routine cleaning or normal wear and tear, including automatic professional carpet cleaning fees, as confirmed by recent Supreme Judicial Court rulings). Once again, they prevent you from reaching corporate because they know their practices won’t hold up. This kind of pattern shows they’re only fixing issues when forced—avoid if you can!

    The front door to our apartment building will not lock. I’ve been told that this problem has existed for over three years but they are working on it. This gives access to the building at will from the outside without having to input your code to gain access. I will never rent from an A & R complex again. Other than the management office you do not have to ability to talk to anyone in the corporate offices. The dog park has been unusable for over a year although the management office has received many complaints regarding its condition. Also, you should be wary of the black mold I experienced. When I first reported the issue, maintenance repainted the bathroom ceiling. It wasn’t until the black mold reappeared that they called a remediation company which needed to use fans for days utilizing our electricity. When we went to the office seeking reimbursement for the electricity used for these fans by presenting the electric bills pre and post the usage of these fans, I was told the that corporate denied the claim. This leaves the tenant without any recourse. Management will not supply a phone number to call A&R directly and one cannot be found of the web. Lastly, the sole elevator in the building was out of order on a Friday, and upon calling the emergency number I was informed that they cannot call anyone when the office is closed because the elevator was a luxury and we would have to wait till Monday to report it to the office. Ergo the above are reasons that I will not rent from an A&R community again and you should be wary and consider these prior to executing a lease
