For eighteen months, I paid for my neighbor's showers.
I just didn't know it yet. What I knew was a great townhome: quiet street, clean unit, neighbors I genuinely liked. Five stars to live here, and I mean that.
Then I moved out, and the bills stopped adding up. A carpet cleaning charge the property manager had waived in writing. A collections notice sent before their own grace period was up, mailed to the wrong address, for an amount that didn't even match the final statement. When I called, I was told the conversation was a "one-time courtesy" and that they weren't supposed to speak with me anymore. Then they didn't.
So I stopped calling and started reading. Eighteen months of statements, line by line. That's where I found it: my water had been billed to a neighbor's account for my entire lease. The usage next door was landing on my ledger, and the inflated totals had been quietly tripping late fees in my name.
It took the CFPB and the Pennsylvania Attorney General to get a response. Once a regulator was reading along, the company's own CFO conceded everything in writing: improper carpet fee, invalid late fees, a balance that ran in my favor. The account they'd sent to collections came back to me as a refund check. It arrived last week.
If you move in: read every bill like it belongs to someone else. Mine did.
I have been a resident here and am extremely disappointed with the condition of the property and management’s response to serious maintenance concerns. In October, I reported a cockroach infestation and requested treatment. My concerns were not adequately addressed, and the pest problem has continued. In addition to the infestation issues, there are rusted exterior doors and other maintenance problems such as no hot water in my tub, the floor sinking in front of the tub. that have affected the quality of living.I also was charged the wrong gas bill price, double what it was supposed to be by “Accident”. Plus the extra 25 dollar charge per water bill.
As a single mother working at a VA hospital, I work hard to provide a safe and healthy home for my family. It is frustrating to be facing a proposed rent increase of approximately $500 per month while dealing with ongoing pest and maintenance issues that have not been resolved.They also have charged me wrong utility charges multiple times.
I believe residents deserve timely responses to health and safety concerns, proper pest control, and upkeep of the property before significant rent increases are imposed. I hope management takes these concerns seriously and improves conditions for current and future tenants.
In response to the comment left by management? I have contacted them multiple times. They in turn due to my complaints said they refuse to renew my lease, which is against PA law because it is retaliatory. I added another photo of when I first reported bugs in the apartment and their response.

The Estates of Seven Fields has been a fantastic place to live! Jim and Ron are absolutely amazing at their jobs. They’re always incredibly kind and helpful to my girlfriend and me, and they truly go above and beyond. Abbie at the front desk is also super awesome and always makes every interaction pleasant. The townhouses themselves are really nice, well-kept, and very pet‑friendly, which has been a huge plus for us. Overall, it’s been a wonderful experience, and we couldn’t be happier here!

Abbey did my tour and she was very thorough with providing detailed information that was needed. She was very friendly and social. She shared our options and was involved in our interests.
