    Hello, I just received a tour of the Pepper Building. I thoroughly enjoyed my experience. The layout and amenities were impressive and there seems to be a great sense of community in the building. Also the staff was very welcoming, especially the tour guide Ashley, she was incredibly communicative and able to address all of my questions and concerns about leasing agreements, perks of the building, neighborhood highlights, etc. Best Regards, Patrick

    I don't usually write bad reviews but this place is super unprofessional. Scheduled two tours with them, and I showed up to the building each time only to find out that my tour was cancelled without any kind of phone call or email to let me know in advance. I tried giving them the benefit of the doubt the first time but after two times in a row it's clear that communication isn't their strength and that they don't respect people's time. Its not like they had the wrong email or anything because I've gotten emails from them before confirming my appointments and asking to reschedule after cancelling on me. Won't be recommending this place to anyone looking for an apartment.

    Do not move here! Check L&I website and see for yourself. Violations upon violations. They do not care about their residents. ADA entrance is almost always inaccessible, tenants go without heat in cold winter months with no resolution, some units have been deemed inhabitable by the city.

    I’ve been living here for about 1.5 months and I’ve enjoyed it so far. Echoing from what the other tenants have mentioned, the building has both wonderful things (great management and front desk, terrific in-unit dishwasher and W/D, fun monthly events, ideal location, decent gym and community spaces) and some quirks (no garbage disposal, unoriginal aesthetics). That being said, if you are into and willing to work with your space, you could definitely make it your own, be it luxury, eclectic or cozy. No apartments/ buildings are perfect, so if you pay more attention to the positive aspects of the building which sometimes can be overlooked, you’ll be happy here :)

    Trying to be helpful, so this review will be on the long side. The Pepper Building is solid. They've got a pretty good gym in the basement (better than most buildings in the area), great location, 24/7 doorman, nice lounge space, and nice courtyard space. I essentially have never seen anyone use any of the spaces (lounge, courtyard, or gym), except for rare occasions, so if you're up for it, you can use them easily. The lounge is used for dinner parties by the Carl dinner party group (they're awesome), and you occasionally get a free one if you live here because they live in the building. The units aren't too bad. They have a mass-made, large apartment building feel, so don't expect anything too unique or nice for that matter, but they're not bad. I just think with the very cool and unique walkups in the area (there are tons in Center City), the finishes and details can feel a bit mass-produced. Not a big deal if you don't care, just something to note. Pricing is solid for the two bedrooms. Compared to others in the area, it's pretty reasonable. From what I know, 1 bedrooms are much worse, almost all over $2k per month. You can get better value elsewhere for those. Parking. This is a bit difficult. My roommate and I signed our lease in April 2025 for a lease to start in July 2025, when we were told we would have parking by move-in, as we were "high on the waiting list" for a reserved spot that the building has on both 19th street and Lombard Street. As of April 2026, we still do not have a parking spot. I understand those are difficult to come by but definitely temper your expectations with that here. You will likely not get one. Overall, a solid building. Not great, and not terrible. It's a really good option for a 2 bedroom, but I don't think for a 1 bedroom.
