Alright I have waited a month and a half to write my review but it may be updated as time goes on but for now here it is.
First off beautiful building. I love my unit. At first glance. If you are like me and know if I am going to be paying thousands possibly , depending on utility bills, that a month and a half into moving in I have yet to get for my first month.. so waiting to see that amount. My initial view was it’s nice. But definitely painted over and not properly checked. Why am I pulling fabric and stuff off of the filter on the dryer and I didn’t use it yet? No idea. Why my sink is stuck on shower setting until I personally figured it out? I don’t know should’ve been inspected already. Why do I have to constantly lift the cover to the back of the toilet to stop it from constantly running? No idea. Why did I kill gd 15 roaches my first 5 days i genuinely do not know and it’s still counting daily. But outside of all of this I will not be a pessimist. I like this apartment through it all I have things in here make it very convenient for me (ice maker, dishwasher, washer dryer, trash disposal etc) the wood floors are great the design is lovely I really like it the view of the city is great also and that gets me to the next point. Kate gave us a tour of a second floor apartment and told us the one we were touring was nice but she really would like to show us a 5th floor apartment with a view of the city. We said. Hey view of the city? Change it then. And she did and the view did not disappoint. She was also extremely understanding of our credit situations and even with that we were able to get our first apartment i appreciate her being understanding and also being able to answer my 100 questions when I come ask whenever. So there is 0 issues there.
Things I personally do not like but this is more of me and you may not experience this at all. A lot of the residents act as if they have never encountered another human being in their lives. I am an African American male. I won’t get in a google review and preach anything. But I have spoke held doors been in the gym(that’s also really nice I love the gym it has everything) and has also gotten weird looks and gotten not much welcoming behavior from anyone but the office staff and maybe whoever is in the front desk one day. It’s odd but like I said you may be brought in with open arms. So do not take this personally but none of that can get to me when I’m in my apartment that honestly through all of this I am happy I applied and got approved for. It’s close to my job and family I have basically whatever I need. My packages never gotten stolen they always are put in a secure locker they have there. And my friends and family come over they say it’s very nice and that makes me happy so overall with the issues i like it.

This place is horrible. Could not wait for the lease to be done. Within 10 months we had 1 AC leak from the apartment upstairs, bathroom sink shower and toilet flooded supposedly from the outside rain. Twice water came down from above through the bathroom lights. We paid for parking and first week our car was towed and had to pay . Management did not give us our parking pass. They paid us back for the tow but not for the fine we got from the police. The front of the building is always dirty. The front door is always broken so anyone can just walk in. Garage door in just a year was broken 4 times. If you have an emergency during the weekend, don't expect anything to get done. They don't even call you back. We had a flood from upstairs during the weekend no call back until Tuesday. No one lived above us. They give you the electric bill with all the other bills but if you have a question about the electric bill they make you call the company. The last six months our electric bill went from $25, $75 , over $200, over $300, until our last bill over $700. Our apartment was a studio and spend most of the time in school and weekends back home in NJ. Called The Irvine regarding this and no one got back to us and took that money out of our security deposit. The staff has changed 4 times in just a year. Some of the staff are rude and never call back or reply to emails. This is just a few things that happened to us. The best thing we did is move and much happier in our new apartment.

Please look at the reviews — I can’t wait to leave this place. Management (George) is terrible. The walls are so thin that you can hear your neighbors clearly, and there is constant noise late at night. To make matters worse, many residents smoke inside the building, so the hallways and even apartments constantly smell disgusting. Don’t make the same mistake I did by ignoring the warnings.
I live in the smallest studio unit, and even when I was out of town for over a month, I still got charged more than $90 in utilities and additional fees. The advertised rent may seem reasonable at first, but don’t get tricked — they add so many extra charges and fees that your monthly cost becomes much higher than expected.
I’ll soon be leaving this apartment, and honestly, living here has caused me so much stress and anxiety that the whole experience feels traumatic. Overall, this has been a very disappointing and exhausting experience.

Landlord doesn't explain utility bills nor provide them. Billed for almost $600 just for electricity March 2026.
The whole bill says nothing about usage. Recommend you stay away.

I have lived at this place for a little over a year and have watched the quality go down tremendously. There is no longer a concierge on site (as advertised on the apartment website). There is a very high turnover rate of management personnel. I have met at least 5 different managers since living here and they all seem to leave within a couple of months. Building security is essentially nonexistent. Multiple people have been spotted in the building that are not residents and that are not with residents. A multitude of packages have been stolen left and right from the mailroom and management fails to investigate these thefts, which would be pretty easy for them to do since there is a camera pointing directly at the mailroom. “Amenities” like the dog park are not being maintained. The garage door is constantly broken, leaving residents trapped in the parking lot while waiting for assistance. Trash chutes are down from time to time, forcing residents to pile trash in trash room and leaving a lingering smell in the hallways. Need I go on? The building looks very nice upon first impression, but please do not be fooled. This place is no longer what it used to be.
