The new management team at Brush Factory Lofts has completely transformed this building! Since they took over, the difference is night and day.
Here is why they deserve five stars:
• Incredible Staff: The office team is genuinely friendly, highly professional, and always proactive with communication.
• Lightning-Fast Maintenance: Maintenance requests are handled almost immediately, often within 24 hours. The technicians are polite, efficient, and get the job done right the first time.
• Spotless Amenities: The common areas, fitness center, and stunning rooftop deck are kept clean, well-maintained, and fully functional daily.
They have truly elevated the community and made living here a fantastic experience. Huge shoutout to the new team for their hard work and dedication!

I would strongly advise anyone considering living here to look elsewhere.
The biggest issue is the insulation, which is by far the worst I’ve experienced in any apartment. During the winter, ice literally formed on the inside of my bedroom windows and walls. This wasn’t because I wasn’t running the heat—I had the heat blasting constantly, and my electric bills regularly exceeded $250 per month. Despite spending that much to stay warm, ice would still form inside the apartment.
The building is also extremely uncomfortable year-round. It becomes unbearably hot in the summer and difficult to keep warm in the winter. The poor insulation makes it feel like you’re constantly fighting the weather outside.
The walls are incredibly thin. You can hear neighbors having normal conversations as if they’re standing in your apartment. Privacy is practically nonexistent.
Another major issue is that marijuana smoke and odors regularly seep through the walls and into neighboring apartments. Even if you don’t smoke, you’ll often end up dealing with the smell in your own unit.
Overall, between the ice forming inside the apartment, excessive electric bills, poor insulation, extreme temperatures, thin walls, constant noise from neighbors, and odors traveling between units, this was one of the worst apartment living experiences I’ve had. I would not recommend this building.

I lived at Brush Factory for five years. I have never had a more responsive landlord. Everything about the building was top-notch. It was thoroughly cleaned every day. I am a female senior living alone and always felt safe. Repairs were addressed promptly and effectively. The design and decor of the building is elegant and thoughtful. There is a roof deck with a million dollar view. The location near the end of Passyunk is great too. 11 out of 10!

Great place loved living here. Management (Tony and Charles) are very helpful, accommodating, and do their best to make you feel at home. Complex is always clean, gets cleaned every single morning. Gym is a little small but has everything you need, media room is awesome probably my favorite thing about the complex as well as the rooftop which offers a really great skyline view which is huge. People are always up there in the spring and summer great place to chill and maybe meet some people. Couldn’t say enough great things about the complex, my apartment, and Tony and Charles.

The place is nice but lack of security within the building, overpriced lack of communication , moved out last month on 24th and was asked by owner what my new address was on the 11th of July and I responded immediately and haven't gotten anything back yet
