  We purchased our home expecting the quality and attention to detail that Toll Brothers advertises, but our experience with the catch basin behind our property has been extremely disappointing. The basin does not appear to be functioning as designed. Water remains stagnant long after rain events instead of draining properly, creating what looks more like a stagnant pond than a stormwater management system. As a result, algae growth has continued to increase, and residents have even observed dead ducks and other wildlife in and around the basin. With warmer weather, many homeowners are understandably concerned that the standing water could become a breeding ground for mosquitoes and create additional health and quality-of-life issues. Perhaps most frustrating is the lack of communication and accountability. Despite these ongoing concerns, Toll Brothers has not provided homeowners with a clear plan or timeline to correct the problem. For a premium homebuilder, we expected better engineering, better responsiveness, and a commitment to resolving issues that affect the community. I hope Toll Brothers takes these concerns seriously and works with homeowners to implement a permanent solution. Updated 7/2- a goose has died on our property from the contaminated “catch basin”

  The houses are 5 in a row joined. Kinda weird to me. A lot of construction going on. I was there installing carpet

  Lived here in 2021 but made sure to get out. Poor quality build. Toll covers repairs under warranty, but what they don’t tell you is the sheer volume of subcontractors they use that you then have to schedule repairs with. The times are of course only during workdays making it difficult to work a full time job. Traffic noise was unbearable from off of Henderson. Walls were paper thin, and I apparently lived next to an elephant herd that loved to stomp about their house at midnight. The water utility company requires homeowners to have an annual backflow. certification done, and Toll received this notice prior to my closing but failed to share this or pay for the service before offloading the cost to me. The alternative was to have my water shut off. Miserable experience. I’ve contacted Toll multiple times for reimbursement and was told this was approved in December 2021 but have not received a check still.
