    UPDATE:Since posting my original review, Ryan Homes has reached out and is working to make the situation right. While the delays, lack of communication, and uncertainty we experienced were very frustrating and are still part of our experience, I also think it's fair to acknowledge that they've stepped up to address our concerns. I appreciate their efforts to make things right and wanted my review to reflect the full experience, not just the lowest point. Although our “home” is in Ryan Homes’ previous community, this is the same sales and construction team now selling homes here, which is why I’m sharing our experience. If I could give zero stars, I would. We signed our contract in December after being given an estimated completion timeframe of late July to early August. It is now mid-July, and construction hasn’t even started. Since then, we’ve been given one delay after another. We’ve been told our lot has large rocks and boulders that must be removed, and more recently we’ve been told sewer capacity issues are preventing construction from moving forward. Despite months of waiting, no one has been able to give us a realistic timeline for when these issues will be resolved or when our home will actually begin. The lack of communication has made an already stressful situation even worse. Mary, our sales representative, has been the one bright spot throughout this process. She has consistently responded to our questions and genuinely tried to help. Unfortunately, once it comes to getting answers from the construction team, it’s like pulling teeth. Every month we’re told, “Maybe next month.” Then next month arrives, and we hear the exact same thing again. Because we sold our home in March based on the timeline we were given, we’re now paying to keep all of our belongings in storage, extending that storage month after month, and paying a premium for month-to-month housing while we wait. These are significant expenses that continue to grow, yet we’re still unable to get something as basic as a construction start date. What's even more concerning is that we've been told there are already completed homes that homeowners can't move into because the sewer system is at capacity. It's difficult to understand how homes could be completed and sold without the necessary infrastructure being ready for occupancy. Seeing finished homes sit empty while buyers continue waiting only adds to the frustration and uncertainty surrounding this entire process. What has been even more disappointing is Ryan Homes’ unwillingness to work with us. They have refused to return any portion of our $42,000 deposit, and they also refused to let us transfer that deposit to another lot or even one of their move-in-ready homes—even though we were willing to purchase a more expensive home. We weren’t looking for special treatment; we were simply hoping for a reasonable solution. Construction delays can happen, and we understand that some circumstances are outside a builder’s control. What isn’t acceptable is leaving customers in the dark for months, repeatedly pushing expectations back with “maybe next month,” while offering no meaningful communication, flexibility, or resolution. Looking back, I wish I had spent much more time researching Ryan Homes before signing our contract. I would have paid closer attention to other homeowners’ experiences, concerns about build quality, and how the company handles problems when they arise. Buying a home is one of the biggest financial decisions most families will ever make. Based on our experience, if I could do it over again, I would choose a different builder.
