UPDATE: I appreciate them taking accountability and making things right If I could give zero stars, I would. We signed our contract with Ryan Homes in December after being given an estimated completion timeframe of late July to early August. It is now mid-July, and they haven’t even started construction. We’ve been told there are multiple reasons for the delays, including large rocks and boulders on our lot and sewer capacity issues. Despite months of waiting, no one has been able to give us a clear timeline for when these issues will be resolved or when construction will actually begin. The most frustrating part has been the communication. Mary, our sales representative, has been the only person who has consistently responded to our questions and genuinely tried to help. She has been wonderful throughout this process. Unfortunately, getting answers from anyone else—especially the construction team—has been like pulling teeth. We constantly have to chase people down for updates, and every month we’re told the same thing: “Maybe next month.” Then the next month comes, and once again it’s, “Maybe next month.” Because we sold our home in March based on the timeline we were given, we’ve now had to keep all of our belongings in storage, extend our storage rental, and pay a premium for month-to-month housing while we wait. These unexpected expenses continue to add up, yet we’re still given no definitive timeline for when our home will even be started. What's even more concerning is that we've been told there are already completed homes that homeowners can't move into because the sewer system is at capacity. It's difficult to understand how homes could be completed and sold without the necessary infrastructure being ready for occupancy. Seeing finished homes sit empty while buyers continue waiting only adds to the frustration and uncertainty surrounding this entire process. To make matters worse, Ryan Homes has refused to return any portion of our $42,000 deposit, even though they still can’t provide a construction start date. We also asked about transferring our deposit to a different lot or even one of their move-in-ready homes, which would have cost more than the home we contracted for, but they wouldn’t work with us on that either. There has been no flexibility and no willingness to help us find a reasonable solution. We understand that unexpected construction issues can happen. What we don’t understand is the lack of transparency, communication, and accountability. Buying a home should be an exciting experience, not months of uncertainty, repeated delays, mounting expenses, and constantly having to chase people down for answers. If you’re considering building with Ryan Homes, ask detailed questions about site conditions, utility capacity, potential infrastructure issues, and what your options are if your build is significantly delayed. We never imagined making a $42,000 commitment only to be left waiting month after month with no clear answers, no meaningful options, and no start date in sight. Had we had known this we would have walked. Awful

We’ve received constant communications throughout the sales, project management and financing processes. We had questions about the home during construction. Rick and Max took time to meet us at the property to answer our questions. The PhotoCircle app they upload pictures of home throughout the construction process kept us excited about our decision. Scott Gomery, Rick Barlow and Max Anderson have been great to work with.
