    I have lived at Terrene at the Grove for almost two years, with my partner living here with me for the last year. Until recently, our experience with management had been positive. Previous management was respectful, reasonable, and willing to work with residents while still enforcing the community rules fairly. Unfortunately, that changed after Corianna became the property manager. My partner has been using the pool for lap swimming over the last couple of months as part of rehabilitating a back injury. For weeks, he kept his swim supplies and a sealed Nalgene water bottle filled with tap water from our apartment beside the pool without issue. Once Corianna took over, she repeatedly confronted him about having the water bottle approximately four feet from the pool. Even after he explained that he has a medical reason for staying hydrated during therapy, the situation escalated to us receiving a letter threatening lease termination over the water bottle. What makes this especially frustrating is the inconsistency in enforcement. Meanwhile, the pool has experienced multiple closures this season because of unsafe chemical levels. There are also numerous apartments that continue to have prohibited window air conditioning units installed despite the lease prohibiting them. Those units are installed in upper-floor windows and present a potential falling hazard if they were to become dislodged. Rules should be enforced consistently and with reasonable judgment. Instead, Corianna appears to focus her time and energy on aggressively policing minor issues—such as a sealed water bottle being used by a resident rehabilitating a back injury—while overlooking more significant safety concerns and repeated lease and pool rule violations. The atmosphere has shifted from one where residents felt respected to one where interactions feel unnecessarily confrontational and targeted. Just tonight (around 8:00 p.m.), there were multiple unsupervised children in the spa despite the clearly posted rule stating that no one under 18 is permitted. This has happened on multiple evenings. The children also had open cans of soda sitting next to the spa, were running around the pool deck, and had bicycles parked poolside. We have never seen those situations addressed with the same urgency or threats that were directed at us over a sealed water bottle. This review is directed to the property owners and anyone responsible for overseeing this community. Corianna's approach to management has fundamentally changed the living environment for the worse. Threatening residents with lease termination over trivial issues while failing to consistently enforce rules that involve actual safety concerns reflects poor judgment and creates an atmosphere that feels hostile rather than professional. I strongly urge ownership to investigate the pattern of selective enforcement and resident complaints and seriously reconsider whether Corianna is the right person to manage this property. Terrene at the Grove deserves leadership that applies the rules fairly, treats residents with respect, and exercises sound discretion. Based on our experience, that is no longer happening under her guidance.

    Terrene at the Grove used to feel much better managed. The previous manager, office staff, and onsite maintenance team were professional and easy to work with. Since the new community manager took over, the experience has become noticeably more adversarial. The issue that pushed me to write this review is the way management has singled me out over having a plastic water bottle and basic swim gear near the pool while I lap swim. I had been lap swimming for about three weeks before receiving the first email about this, and I was later warned that continued noncompliance could result in suspension of pool privileges and even lease violations. This is over a water bottle during lap swimming. The selective enforcement is especially frustrating because the pool area has had far more obvious issues. I have personally found items in the pool that had to be removed before I could swim, and the pool area is frequently used by unsupervised kids and teenagers, including people who do not appear to live at the property. I have also seen food and drinks around the pool and hot tub area, including alcohol. Yet I am the one being repeatedly threatened over a water bottle during morning or lunch lap swimming, often when I am the only person at the pool. Meanwhile, there have been much more serious property issues that deserved faster attention. The pool was recently closed after the water turned grey, and management stated that the monitoring system was not functioning properly. A staircase near my building crumbled underfoot and remained taped off and unusable for over a month before finally being replaced. I have also reported broken window seals causing moisture and mold concerns in my apartment; only after escalation to the parent company did it seem like these issues started receiving meaningful movement. I understand that apartment communities have rules and that pool regulations matter. But good property management requires judgment, consistency, priorities, and professionalism. Focusing aggressively on a resident’s water bottle during lap swim while larger maintenance, safety, and habitability issues sit unresolved is not good management. The onsite maintenance crew and some office staff have historically been great. My criticism is directed at the current management approach, which has made the property feel less responsive, less reasonable, and less resident-friendly.

    This is a very wonderful place to live—clean, quiet, safe, and well-maintained—especially for those starting a new journey from another country. McKenna was incredibly professional; she answered all our questions and gave us a comprehensive tour. She and Sandra were remarkably helpful and made our move-in process as fast and seamless as possible. We also met the manager, Corianna, who is exceptionally accommodating, warm, and welcoming. Seeing the team work so harmoniously together confirms that this truly is the best place to be.
