    The process of trying to schedule showings of a home that I actually want to rent and could, has been atrocious. It is often days before I hear anything back, if I hear anything back at all. Unpleasant service.

    Terrible experience as an applicant. While they have a few kind staff members, the application process needs work. 1) On initial app, was told about the 5-10 business day turnaround and that my move in date worked better for their process. My application was cancelled after 2 days. 2) After submitting verification documents including offer letter and banking statements, was told my start dare was too late for the move in and given specific dates of when to transfer my application. On the website, there was no housing available for the dates I was given. This has been one of the worst experiences I've had with a rental company in a while and borders on profiling of sorts. Do your research before applying here.

    From the very first interaction to the return of our deposit, working with PropM was one of the most dehumanizing experiences I have ever had renting an apartment. I cannot caution prospective tenants strongly enough: avoid this company at all costs. Their leasing agent told us clearly, and explicitly that we could apply with a cosigner. We are self-employed and one of us is in school, so we followed their guidance and submitted a full application with a cosigner (which means we had to pay for 3 application fees). They then turned around and told us cosigners were not allowed per company policy. They gave us false information, let us waste our time and money on an application they never intended to approve under those terms, and then hid behind "policy" when confronted. At no point did anyone show us empathy or basic human decency. We were made to feel like a burden for asking legitimate questions about a process they had actively misrepresented to us. This turned a simple process of application into a 2-3 weeks long fiasco and was deeply frustrating as we were trying to coordinate moving states. Every time we called for help with anything, we were treated like a problem to be managed rather than a tenant they were responsible to. Cold, dismissive, and unfriendly, every single time. The consistent lack of professionalism and basic warmth was remarkable in the worst possible way. We cleaned our apartment thoroughly before moving out. It didn't matter. PropM has a policy that regardless of the condition of the unit, if you cannot produce receipts from a professional cleaning and carpet cleaning service, they will send one and bill you for it. They also charged us $100 for touch-up paint, despite the fact that we followed all stated policies on nail holes. In total, they deducted nearly $600 from our deposit. Here is what I want other renters to understand: just because something is a company's policy does not make that policy ethical. PropM uses "policy" as a shield, to misinform applicants, to dismiss tenants, and to extract money from people on their way out the door. These are not isolated failures. This is a business model. PropM is the embodiment of everything predatory about property management. They exist to extract value from tenants on behalf of property owners, and they are very, very good at it. Do whatever it takes to never rent through them.

    I would not recommend PropM. Despite being consistent, on-time tenants, we were met with a $300 rent hike and a refusal to sign a new year-long lease. Management is overly reliant on online forms and is disorganized. They forced us to act as the middleman with neighbors regarding a dead tree, took a week to respond, and only gave an answer after the tree was already removed. Yet, they called me on vacation to ask about a repair from over a year ago. Maintenance was neglected; tickets for a leaking roof and a broken fence went ignored. The owner initially offered help with a blackberry-overgrown hillside but later rescinded, claiming professional-grade landscaping was our responsibility. The move-out process was pushy, involving over five redundant calls and emails from different staff. Finally, they used a lease loophole to charge for professional carpet cleaning and withheld $422 from our deposit for arbitrary items, including $75 for working lightbulbs and $160 for an old medicine cabinet. It has been 30 days since I submitted a dispute to Madeline in the rental termination office and I have not heard back. They treat tenants like a paycheck rather than people.
