    They denied us because our landlord is selling/remodeling the property and we have to move out, so they are treating it as an eviction rather than a simple lease termination. It’s frustrating because this wasn’t caused by anything we did. We’ve been there for 6 years, we’re excellent tenants, and our landlord has always appreciated us. It really sucks because we found a property that would have been perfect for us, but we’re being impacted by a no-fault move-out situation. They’re losing out on great tenants because of circumstances that were completely outside of our control.

    Our experience with this company was plagued by ongoing issues from the beginning of our tenancy through the move-out process.One final experience at the end of our tenancy perfectly summarized everything we had encountered along the way. A bird had built a nest and laid four eggs in a wreath hanging on our front door. Wanting to be respectful of the wildlife, we contacted the property management company approximately one month before our move-out date to explain the situation and ask how they would like to handle it. We made it clear that we hoped the nest could remain undisturbed until the eggs hatched, but regardless of their decision, we requested that our wreath be returned to us. Because our previous interactions with the company had been plagued by poor communication and lack of follow-through, we called multiple additional times before moving out to confirm that our request had been documented. Each time, we were met with confusion and discovered that employees had little or no record of our previous conversations. We repeatedly had to explain the situation from the beginning. Unable to get a clear answer, we left the wreath in place, trusting that our numerous communications would be noted and respected. A few days after moving out, we called for an update and were informed that the wreath, nest, and eggs had all been discarded. We were further told that the wreath would not be returned or reimbursed because it had been considered trash. What made this especially frustrating was that when we moved into the property, trash left behind by the previous occupant remained on-site despite our repeated requests to have it removed. Yet when it came to our clearly identified personal property, it was quickly discarded without any effort to contact us. While the loss of a wreath may seem minor, the situation was representative of the larger issues we experienced throughout our tenancy: poor communication, lack of documentation, inconsistent decision-making, and little regard for customer concerns. Unfortunately, this experience only reinforced our negative impression of the company and its overall management practices.

    Our experience renting through this property management company was extremely frustrating and disappointing. From the beginning, it was clear that tenant concerns were not a priority. The property was not in the condition we expected when we moved in, and several maintenance and housekeeping issues needed attention. We reported these concerns promptly and expected them to be addressed within a reasonable timeframe. Unfortunately, getting a response was an ongoing challenge. The biggest issue we encountered was the lack of communication and accountability. We frequently called and emailed for updates, only to be transferred from one employee to another. We were repeatedly told that someone would get back to us, but follow-up rarely happened. It often felt as though no one was taking ownership of our concerns, leaving us to spend far more time than necessary trying to get basic issues addressed. One of the most significant problems occurred during the winter months when we discovered that the home's HVAC system was not functioning properly. While the upstairs would heat somewhat, the downstairs remained consistently cold. We submitted a maintenance request and, after several days, a technician was eventually sent out to inspect the issue. However, we were essentially told that there was little that could be done. As a result, we spent much of the winter living in an uncomfortably cold home with a small child, which was both frustrating and concerning. Throughout our lease, we became increasingly concerned about the company's level of organization and professionalism. We learned very quickly to document all communications, maintenance requests, and the condition of the property because we lacked confidence that issues would be handled appropriately. Unfortunately, those concerns proved justified. There are many property management companies to choose from, and based on our experience, I would strongly encourage prospective renters to do their research before signing a lease. We will not be renting through this company again and cannot recommend them to others.

    We rented a home managed by PropM, and unfortunately, our experience was consistently disappointing from move-in to move-out. When we took possession of the property, the home had not been properly cleaned, trash from the previous occupant or homeowner had been left behind, and there were multiple maintenance issues that required attention. We spent weeks contacting the company, speaking with numerous employees, and repeatedly requesting assistance. Despite our efforts, most of these concerns were never adequately addressed. The most frustrating aspect of our experience was the lack of communication and follow-through. We were frequently transferred between different staff members, each of whom assured us that someone would follow up "tomorrow." In most cases, those follow-ups never happened. This pattern continued for weeks, leaving us feeling ignored and unsupported as tenants. One particularly serious issue involved a light fixture that was hanging by a single wire and was clearly unsafe. Despite our concerns, the issue remained unresolved until the fixture eventually fell and caused injuries to our child. Only after we reported the injury was a maintenance technician sent to repair it. It was troubling that action was taken only after the situation escalated. When the maintenance technician arrived to repair the fixture, we were surprised by the conversation that followed. During his visit, he openly expressed frustration with the company, commented on what he described as ongoing operational issues, and stated that he was actively looking for other employment because he was unhappy working there. Regardless of whether his views were representative of the company as a whole, we found it highly unprofessional for an employee to speak negatively about his employer to tenants. Combined with our own experience, it only reinforced our concerns about the company's communication, organization, and overall management. By the time we had been in the home for 2 weeks, we had already decided that we would not renew our lease. As a precaution, we documented the condition of the property and our interactions with management throughout our tenancy. Unfortunately, those records proved necessary when we encountered additional difficulties during the move-out process. Based on our experience, we cannot recommend renting through PropM. We expected a property management company to provide responsive communication, timely maintenance, and basic tenant support. Unfortunately, our experience fell well short of those expectations.

    We admire PropM as a management company and especially the availability of the team members and managers via communication. To have an actual person on the phone or help with portal or maintenance, walk through visits is a real plus 5 stars! Professional communication, and helpfulness. Thank you for the “advice” emails seasonally, excellent maintenance and text message updates.
