I’ve been dealing with this company from January 15 to February 28, and the experience has been nothing short of frustrating and unprofessional.
They lost my first application and instead of refunding the fee, required me to submit — and pay for — a second application. I was told my first application was approved and that I could move in, yet no one scheduled a tour or even discussed specific available units with me. It wasn’t until I submitted the second application that a tour was finally arranged.
During this time, the property was sold to a new ownership group, which only added to the confusion and lack of communication. The representative I worked with, Emily, did provide a tour, but the condition of the building was extremely disappointing. There were holes in the walls, broken windows on one floor, and a strong, unpleasant odor lingering throughout each level. While there were workers present, every unit shown to me was either in disrepair or not move-in ready. The only unit I would have considered — Unit 213 — was missing appliances and still needed cleaning, though it was the only one without visible stains.
I submitted my second application on February 20 and received no follow-up communication. Instead, I randomly received what appeared to be an AI-generated message stating that a lease agreement would be drafted — without any discussion of updated terms under the new ownership.
Between the lost application, double charges, poor communication, building condition, and ownership transition, the entire process felt disorganized and unprofessional. If you are looking for a clean, well-managed, and respectful place to live, I would strongly recommend looking elsewhere. The exterior presentation may appear charming, but the reality does not match.
Parking is handled by a third-party vendor, with very limited spaces available. I was told many residents are forced to park on the street. The leasing office is also located in a separate side building that is easy to miss. Additionally, there is only one elevator in the building, which would make moving in extremely difficult, especially since there is no option to reserve it.
Overall, this experience has been disappointing from start to finish. Proceed with caution.
P.S. I yet to be refunded or credit though I was promised twice in the last week.

I've only been living here for a week, but I've been in plenty of bad apartments that rear up with issues the first few days. This isn't one of those places. It's quiet with thick walls. I'm in a studio that has plenty of space, with a couch, lounge, desk, and queen sized bed. I believe every studio gets a little balcony to relax at. The neighbors are kind when I see them, holding the elevator and giving a bit of conversation. The owners are very friendly and understanding people.
The location is the best part. Cheap and good food everywhere, all in a great walking distance. I can't speak on the parking, but there's a lot of busses nearby. Anywhere you want to go is easy and accessible. I'd recommend this place to anyone wanting an apartment for a long-term lease.
Definitely an all around pleasant experience from applying, to the apartment tour, all the way up to moving in. Quiet place to live, excellent options for food, drink and groceries within reasonable walking distance, and feels extra safe with the fob entry.
Nikki was insanely helpful every step of the way in getting my apartment all worked out

I am going to start with the good because to be honest the good outweighed the bad for the most part although the bad did cause me to move out after a year rather than renew my lease. The residents were nice and kept to themselves, it was overall pretty quiet and located well for me. the units are super small but that's something you know going into it. They are nice event though they are small in my opinion.
For the bad, the trash room is outside and while I was there, there were incidents with the doors being left open and homeless people getting in which left me uneasy. There is no where to take your dog to the bathroom which I think it's on you to take your dog somewhere with grass but people would always just let their pets go on the sidewalk and leave it which was super gross. Management was non responsive most of the time when I was there. Finally, I also had many of my packages go "lost" aka stolen and that was definitely a contributing factor in me leaving.
Overall, I ended up wanting to move out so I guess that speaks on whether I would recommend it or not. It was fine but not my favorite.

Had a tour last week at Koz on 4th. It was a beautiful building and had everything I’m looking for. Demitri was very informative and answered all my questions, never rushing me. It’s definitely one of my top choices!
