2 > 1 star because they've called 2x and emailed me 2x since I left my original rating without a review last week. I obviously do not want to talk to them. But because they are annoying me I'll write my full review.
They really added a loooot of stress onto figuring out a cross country move last fall.
I was in a weird situation with PMI Bridgetown, they took over as my property management company less than a year into my lease. The original company was terrible, and the place I rented had not had any touchups done before I moved in. Nothing big, but there were a lot of marks on the walls and some on the carpet. Thankfully I took a video walking through the place when I first moved in.
When PMI Bridgetown took over they were honestly great at first, pretty much exactly what you'd want in a property management company. Polite, very quick on maintenance, and had a good website for paying rent and submitting tickets.
I let them know about the condition of the house when I moved in and sent them the videos. They thanked me and said they would keep them or make a note or something.
After about a year it all changed pretty much over night. Which just so happened to be right after I let them know that I was not renewing my lease and wanted to go month-to-month because I would be moving out of state a few months after my lease ended.
They sent me an email notifying me that they were going to enter the property in 24 hours to do an inspection. While I was out of town. Previously they had just reached out and scheduled a time with me and it went smoothly, like normal property management companies. This was pretty upsetting to me, but it is legal for them to do. I sent them an email and told them that I was out of town and that I found it very very unprofessional and frustrating of them to do that instead of just setting up a time like normal.
They did apologize and claimed it was a "miscommunication" and we scheduled the appointment and I thought it was just a one time thing.
But over the next few months before I moved out all communications with them were like that, very hostile and passive aggressive.
The person they sent to do the inspection was kinda nitpicky, which is normally a good thing in this situation, but all of a sudden there were maintenance tickets filed for minor things (toilet handle would get stuck every once and a while) and for the marks on the carpet, all of which were not a big deal and should have just been taken care of when I moved out.
But apparently everything was very very urgent and a very big deal. And apparently marks on the carpet were a health hazard??? I'm still not sure what they were getting at with that one.
Like I said, all communications from them were weirdly passive aggressive and/or hostile at this point. They would end most messages with something like "and if it turns out it is the tenants fault then it is the tenants responsibility to pay for it". Like yes, that is how renting works, that is how leases work. But they end like every message with that for some reason.
This review has gotten way too long lol. Basically I just had to keep sending them the (dated/timestamped) videos I took showing the condition of the house when I first moved in. Like I had to send them multiple times and explain the situation that they were not my original property management company and the one before left the house in that condition and they just seemed to ignore it over and over. Like it seemed like nobody wanted to deal with spending a few minutes looking at the situation so they would just pass me off to someone else who I would then try to explain it to. At the end of it I felt like I was at my wits end and just kept telling them that no I did not agree to pay for these things that were present when I moved in. I even got a carpet cleaner and cleaned the carpet in the entire house just to prove that the marks on the carpet were not a big deal (and not a health hazard??? Like what... lol).

We moved in as residents in a "four bedroom" home located in Milwaukie Oregon in March of 2025. I quotation marked the four bedroom because the fourth bedroom was actually more closet sized. But we were priced at a little over 3k per month.
In addition to this we paid a nearly 6k security deposit, and first and last months rent. In total to initially move in we paid 12k.
Every 3 months we had inspections, each one we passed and it was marked as normal wear and tear from having a family living in the home.
When it came time for us to move, which thank God we were blessed to find another location much cheaper, we had to pay almost nearly a full months cost of rent despite the lease ending on the 14th of the month.
Further, by the end of their 30 days to provide refund of our portion of our deposite, instead of a refund they charged an additional 14000 plus.
We did not cause any damage to the home, we had present normal wear and tear which was documented at last inspection about two months prior to move out.
Additionally I forgot to mention that at move in, the carpets smelled heavily of dog fur. The provided for dryer did not work. The dishwasher did not properly wash dishes. The garbage disposal did not work and had to be replaced which we had to pay for.
The back yard was literally bark dust, meaning if you have kids, which anyone renting a four bedroom home would have, the yard was not safe or comfortable to play in and enjoy as a family.
Anyone wanting to rent from this provider needs to understand that this is a brokerage company. They own properties and then on the side act as a landlords for home owners that wasn't to rent their properties. So they are in the business of exploiting as much money as humanly possible.
Do not rent from PMI Bridgetown.
