    Not bad but not for me. I lived here for 2 years and absolutely loved living so close to downtown and riverside. Spent many days on riverside and it is a lovely community. That being said, you will encounter unhoused individuals (let's be real that's Tulsa) but never met anyone that was harmful. Just don't go walking around on the weekend after 2 am and you'll be fine. This complex is also right across from the denver house so if you expect to see absolutely no homeless you're stupid to think that. My apartment was on the 6th floor overlooking riverside. Stunning view with the most beautiful sunsets! That being said it can get VERY loud on Friday/Saturday nights as people love to drive loud and fast down riverside/denver. Many nights I woke up from the sound of revving engines as people had their late night fun. I also disliked the pollution smell from the car fumes and nearby industrial area across the river. My least favorite thing about living here though was the other residents. Many are very pretentious and young and will not pick up after themselves. You will constantly see or step in dog poop that people refuse to pick up even though there are multiple stations around the outside of the building with trash cans and dog bags to use. There is also staff that picks it up but with how many residents live here with dogs it's almost impossible to keep up with. If you are someone who puts things back where they go and likes others to clean up after themselves you might want to lower your expectations before moving in. I I preface this next part by saying I understand this is Tulsa and in a city this size there and bad people, but my car was broken into, twice, while in the parking garage. I also had a package stolen from in the mail room. I do know the management had changed how packages are kept and given to residents after multiple packages have been stolen from other residents. I say this so that people know just because you're paying a high price point that does not guarantee that people won't be people and do rude things to others. I paid about 1500 for a studio. Although it was a beautiful place it stopped feeling worth it after a while. My electric bill was typically $150+ and some of that was me not always being energy efficient. My least favorite thing about the unit was that the walls in the living/bed room where not gloss finished so you could never clean them! The kitchen and bathroom both had gloss finishes so I'm not sure why it didn't continue into the living/bed room as it was an open layout. I did however love the layout of the bathroom and I would say it was the star of the unit. (I did wish however that the lights and vent operated separately). The amenities are what make this place. Although over time I could see the wear and tear from use, things like the pool table, gym, and coffee bar really made this place. They may not have always looked perfect like I expected when I first toured this place, I got my use out of them and still enjoyed having it at my fingertips. The gym is very nice and even if others didn't put their equipment back I still loved using this place. The free coffee machine that has great espresso was life. The management was always kind and the maintenance repairs where always addressed promptly. All and all I'm happy I lived here in my mid to late 20s as I had easy access to downtown bar scene and Octoberfest (it was right across the river) but as I got older I wanted a community that reflected my values more.

    ’I’ve lived at The Cosmopolitan Apartments for the past 2 years and have truly enjoyed my experience here. The staff has been one of the best parts of living at this complex. Everyone in the office is professional, friendly, and always willing to help with anything you need. Maintenance requests are handled quickly, and the staff genuinely cares about the residents and the property. The location on Riverside is another huge reason why I’ve loved living here. It’s close to restaurants, shopping, downtown Tulsa, and the Riverside trails, all while still feeling peaceful and safe. It’s hard to beat the convenience of this area. The apartments themselves are also much more spacious than most other complexes in Tulsa. The layouts are unique and don’t feel cookie cutter like many newer apartments. The floor plans have a lot of character, plenty of room, and are designed in a way that actually feels comfortable to live in.

    🛑STAY AWAY🛑 READ THE LEASE FRONT & BACK. Their legal counsel made this lease air-tight, you cannot counter any inconvenience it's written in a way that makes them win any litigation, you have no power or give in this lease. Overpriced Motel 6. They require you to pay $99 a month for Cox services there is no choice, I asked if I could get my own service they said no and would still charge me $99 a month. If you want everything to look like you have money but the quality of a super 8 motel, move here. Floors are cheap vinyl that peel, fake granite counters tops. Paint is cheap, Washer & Dryer are TINY. Rooms are TINY. Gunshots, Homeless and Dogs barking 24/7 are the highlight of the area ✨🤩 I honestly don’t even know where to begin because living here has been one of the most exhausting and frustrating experiences I’ve ever had. From the very start, no one made me aware of how unbelievably bad the insulation and noise would be in this apartment. If they had been honest, I never would have signed this lease. I toured several other apartments around Denver and downtown Tulsa in the same price range—and some were even cheaper—and almost all of them were better than this place in every possible way. I’m a disabled veteran, and management knew that from day one because I had to provide my VA award letter as proof of income. I also deal with multiple health conditions, including severe insomnia, which makes sleep incredibly important for me. Yet somehow, no one thought it was worth mentioning that this unit faces Denver Street and comes with nonstop noise 24/7—motorcycles revving, sirens, gunshots, traffic, and issues from nearby homeless encampments. It’s constant. Day and night. I’m paying almost $1,488 a month after fees for a tiny one-bedroom where the bedroom is basically the size of a walk-in closet, and the only reason it’s supposedly “cheaper” is because it feels like I’m living directly on the street. Because of this, I’m averaging less than four hours of sleep a night. It’s affecting my physical health, mental health, and overall quality of life. For someone already struggling with insomnia, this has been miserable. What makes it even worse is that this absolutely feels like something they intentionally failed to disclose. And the problems don’t stop with the noise. The apartment itself feels cheaply made—my vinyl flooring was already peeling within my first month here. Water is constantly being shut off for “repairs,” the hallways are stained and smell like dog urine, and the building just feels poorly maintained overall. The gym is nothing special either—rusty equipment, barely anything there, and definitely not what you’d expect for what they charge. Then there’s the staff. Roman in maintenance has been incredibly disrespectful and arrogant anytime I’ve had issues, which only adds to the stress. And management, especially Claudia, has shown zero empathy. I tried to be reasonable. I asked about transferring to another unit just to get away from the noise, and instead of trying to help, they wanted to charge me even more. Now, if I want out entirely, they expect me to pay three months’ rent plus $1,500 in concessions just to leave. It honestly feels like they do not care at all about the people living here—especially someone like me who is already dealing with disabilities and serious health issues. I feel stuck in a place that was never honestly represented to me, and instead of working with me, they’ve made it clear that money matters more than basic human decency. Jo is also fake nice, anytime something inconveniences her or she doesn't like you it shows. She is very arrogant and seems like she hates her job. The only nice person so far has been Christine who I think is new, you can tell she is a southern sweetheart. For what this place costs, the condition, the noise, the lack of transparency, and the way management treats people is completely unacceptable. I would strongly recommend looking anywhere else before signing here, because this has been mentally, physically, and financially draining.
