Clayton products as a whole are absolute garbage. The homes are very very poor quality but they charge premium prices. Save yourself some time and go elsewhere

Buying a home is definitely a little scary, and trying to navigate all the programs, interest rates, and setup details had my head spinning for a while. I reached out to Clayton, and Rip has been really helpful so far—answering questions clearly, being patient, and helping make the process feel less overwhelming.
I’ve especially appreciated his knowledge of FHA and land-in-lieu options, and that he focuses on giving straightforward information without pressure. It’s made a big difference in helping us feel more comfortable and informed as we move forward.
I purchased my "Real Deal" Clayton Home in 2025. From start to finish I've had a very good experience with this company. After moving in, the customer service department was quick & punctual to get the work orders processed and the service complete! I love my home and I invite you to take a walk through a model!

Clayton Homes is the best built on the market. That's why I would never buy any other manufactured home. Now let's talk about our sales representative; Travis, he was amazing, I say this because he showed us so many different floor plans,options and price points. He was never pushed, he allowed the homes to speak for themselves, and they spoke volumes. We came to look at one particular home which we fell in love with, but we decided on a different home. As I said before Travis was great, he explained the process, land options, upgrades, and turn-key pricing. I'm extremely impressed.

Like many other Google reviews here mention, the buying process itself was smooth and straightforward. The team at Clayton Homes was friendly, attentive, and supportive leading up to closing.
We purchased the modular home and land package (with septic, well pump, gravel driveway, etc.)
Unfortunately, everything changed after closing—and the experience has gone extremely sideways since then.
Near closing, we chose a “ready-to-go” modular home to stay within our timeline and budget, rather than waiting for a custom build. We were shown four on-site options and made our selection that same day. However, after closing, we were informed that the wrong modular home was almost delivered. When we finally received the home, it was not the one we selected, but a “similar” model—without any prior notification.
To add, during closing we were 'accidently' sold our neighbor's lot—which required additional paperwork to correct.
During our initial walkthrough (after being given the keys), the home did not have running water or completed electrical work. From there, service issues have been slow and frustrating to resolve:
The skirting had been downgraded without our knowledge or notification during closing.
Our well pump surged for months before being addressed.
The septic system had not been tested and required repairs.
Exterior seam lines went unpainted for months despite multiple service requests. When the seams were finally painted nearly six months later, the color does not match.
Service crews often arrived unprepared (no tools, replacement parts, paint, ladder, etc.).
And this is only part of the post-purchase experience.
Most concerning is our current issue: within the first year, the roof has begun to deteriorate. We were told this is not covered under warranty and should instead be handled as an insurance claim. This is especially frustrating given that there are five other modular homes in our area—ours being the most recently installed in 2025—and we are the only ones experiencing roofing problems.
Overall, while the initial buying process was positive, the lack of follow-through, quality control, and accountability after closing has been extremely disappointing.
