    The move in process was good as far as getting my keys and finding my building. While moving our items in we found there was a lot of maintenance needed to be done. The fridge needed to be replaced, the microwave needed to be properly installed (it shifted in and out of the wall/top cabinet), the door step needed to be fixed, the dishwasher was corroded and mildewed as it did not properly drain water, and one of my roommates toilets was not properly secured to the floor. There were other imperfections- minor. Other than that, the rooms were fairly clean, the kitchen and living space was only somewhat clean because there was a tenant who stayed over the summer so cleaning crew could not come throughly clean everything. No physical damaging to the rooms (other than the toilet) and we only ever discovered one roach so I don’t think there’s any infestation or anything. The workers in the clubhouse were nice and the overall complex is very beautiful and filled with things to do!

    Apartment was so dirty! When we complained about it they said it was the responsibility of the previous tenants to clean the apartment! Outside of the apartments in the stairwells and around doors is dirty too. My son already showed the pictures to the onsite staff. We should all get our $50 cleaning fee back.

    My daughter lived at The Flats this past school year, and unfortunately, our experience was far more negative than positive. We originally chose it because of its proximity to OU, but based on what we experienced, I would encourage parents and students to carefully consider other options. When we moved her in, her apartment was not properly cleaned. There were multiple carpet stains, dusty fan blades, stains on the desk, chipped bathroom cabinetry, and a large gash in her door. We documented everything on move-in day and were told we would not be charged for those damages. The roommate situation was also very difficult. Despite completing the roommate-matching information, she was placed with roommates whose lifestyles were completely incompatible with hers—late nights, frequent guests, noise, and a consistently messy kitchen. She requested a transfer but was told nothing could be done because the property was fully leased. The location at the very back of the complex across the bridge also meant frequent train noise throughout the night, and there were constant marijuana odors around her building. Maintenance was another major concern. Residents were given the day maintenance would enter apartments, but not an approximate time. On one occasion, maintenance entered my daughter's room while she was in the bathroom undressed and getting ready for campus. She could hear them inside her bedroom. Fortunately, her bathroom door was locked, but this was an extremely uncomfortable and inappropriate situation. Providing reasonable time windows would help prevent situations like this. The mailroom was also extremely disorganized, and my daughter had several packages stolen. There were also repeated issues with unleashed dogs. My daughter was barked at and chased on multiple occasions, and although these incidents were reported, the same things continued to happen. The shuttle service was particularly frustrating. The morning driver was very nice according to my daughter, but afternoon driver repeatedly left my daughter at the Lloyd Noble Center before the scheduled 6:30 p.m. final departure, even after my daughter specifically asked her to wait and said she would be back before 6:30. After this happened four times, I drove my daughter's car to Norman for her and told her to stop using the shuttle. We were later told the driver was no longer with the property as of early October, but that didn’t change or rectify what had already happened. We were paying approximately $835/month after fees and utilities for a 4x4, which already felt expensive considering the experience, and the rent has since increased. The one major positive was the location—being able to walk to the stadium on game days was convenient. I do want to recognize Baylee and Emily, who were always kind and helpful to my daughter. Unfortunately, many of the problems we encountered appeared to be management/corporate issues beyond their control. I also made several attempts to speak with the manager Meagan Radford regarding my daughter's concerns but was repeatedly told on the phone that she was unavailable or out of the office. I don’t think it bodes well for any community when the manager is absent as often as Meagan seemed to be. Another student’s father also informed me that an armed criminal was on the property last year and that this resulted in a major police response with 5 dozen officers, choppers, and K-9 units with a total lockdown of the surrounding area. Along with the property not being gated, this created a huge safety concern for us. I understand that everyone's experience will be different, and I'm sure some students have had positive experiences at The Flats. I'm sharing ours so prospective students and parents can make an informed decision. My daughter moved out in May and is now living elsewhere, and we are much more comfortable with that decision. Overall, we were very disappointed with The Flats and would not choose it again.
