  They lie say you have to pay 2,800 $ for new carpet on top of carpet cleaning fee trying to say we owe over 3,000$ messaging ppl that aren’t even on lease. then we call and they have “no idea” horrible place cheap appliances shower broke every week can have washer door closed and fire alarms go off everytime u shower or wash clothes yellow drops down walls ants dishwasher never works just for looks rent was 300) more than they say and quick to charge late fee no 3 day grace period nothing

  Story similar to these recent reviews. They tried to hit me with insane carpet cleaning fees worth about three times rent, and I was only a roommate, not one of the tenants (they're separate sections) per their own signed lease. They also broke the law in getting someone else in on the lease without the permission of the tenant. With that said, high rent for poor maintenance and out of date buildings. Several of the mailboxes were broken to the point to where they were just unable to fully close. Dog park was obscene, littered with pet feces, and not maintained. Would not recommend moving in.

  DO NOT live here unless you would like to spend years fighting collections agencies for damages you did not make to the apartment. I lived here fresh out of college in 2023. Upon leaving the apartment a year later due to the unsafe area and constant issues with the HVAC, I received a call from a collections agency. Firstly - Indian Creek is required to inform the past resident of damages or dues upon move out (this is Ohio LAW.) They did not. Secondly - the damage to the apartment was due to their faulty AC Unit, an issue I submitted multiple maintenance orders for that was never fixed resulting in me living for over a month in an apartment with a flooded carpet. Thirdly - the collections agency Indian Creek employed reported the collection during a formal and lawful dispute (also against the law.) Indian Creek has no respect for the law, and no respect for the residents paying highly elevated prices for a sub-par outdated apartment. Upon calling Indian Creek when I first learned of the collections, the manager who did the move out inspection was no longer with the company and did not document the damages. The receptionist told me the damage was caused by my pet. (Yes, my singular cat caused flooding damages to the carpet. Makes perfect sense!) Instead of fixing their own outdated apartment, they insisted on preying on an inexperienced young adult. It took three years, multiple formal disputes, and finally fighting with the Credit Bureaus to clear my credit. I highly recommend you avoid Indian Creek at all costs.

  Please look into property management AR building before moving here. You’ll get hit with a large amount at move out. Got hit with a 3k carpet replacement charge and I lived There for 3.5 years. I don’t deny that the carpet needed replaced due to my dog however the 1.5 markup that they have in the lease is against Ohio law and they did not consider the depreciation when calculating this amount. In the process of taking them to small claims court! There’s also a case in PA of the company doing the same thing. Look up Henry Mitchell against AR building in 2024. I’m going through the same thing in Ohio. I have the Attorney General and involved and a lawyer involved that is very interested in taking this case. Look them up on the bbb. Those reviews are not lying. The apartment complex is itself is kind of safe as we did have a car stolen from there. Maintenance is pretty fast. Cathy is there to help the company and not the residents. I can’t even reach a r building if I wanted too. I sent a certified letter and it was forwarded. Such a scam

  DO NOT MOVE HERE – PREDATORY MOVE-OUT FEESBe warned if you rent from this community or any A.R. Building Company property. Upon moving out, they hit me with a $2,800 carpet replacement charge that includes an automatic, predatory 1.5x markup written into their lease. This is a deceptive multi-state corporate pattern. In August 2024, Pennsylvania Attorney General Michelle Henry successfully won a major settlement against A.R. Building Company specifically for applying these illegal, inflated 150% markups to tenant security deposits.They are actively trying to bypass that consumer protection ruling by continuing the exact same predatory billing tactics on unsuspecting tenants. I have already filed formal consumer fraud complaints with the State Attorney General and the Better Business Bureau. I was there for 3.5 years and it was safe ish. We did have a car stolen in front of our house. Lots of teens around the pool each summer. Maintenance request were on time. Kathy works for a scam Company and it shows. Please research the Properly management before moving into this apartment and look at all of the lower reviews you will see similar reviews. I don’t mind paying for damages done by my dog, but what I’m not going to tolerate is a 1.5 markup and almost 3K for carpet replacement
