Pulte Homes Review: Unfinished Property at The Retreat at Sugar Farms (Hilliard)

Property Status: Closed, Paid in Full (Completely Finished Contract Price)
Missing Contractual Deliverables: Final Driveway, Sidewalks, and Sod/Landscaping

We closed on our home at The Retreat at Sugar Farms on February 23, 2026. At the time of closing, Pulte Homes collected the full contract price for a 100% complete property, including a finished driveway, sidewalks, and sod. Because of winter weather conditions, we were assured that these exterior completions would be executed between April and June 2026.
Since April, we have attempted to get a firm schedule for completion, only to experience an absolute failure in customer care and project management:
Our sales representative, Amanda, completely removed herself from the conversation once the sale was finalized, refusing to assist with ensuring the home she sold us was actually completed.
Our Construction Manager, Nicholas, has repeatedly sent vague, boilerplate emails citing weather delays and scheduling order lists. However, this explanation is completely contradicted by the physical evidence on our street. Over the last two months, multiple neighboring homes—some built before ours and some built after ours, including homes that aren't even sold yet—have had their driveways and sidewalks. Only our home is uniquely being bypassed.
On June 10, 2026, Nicholas informed us that our completion date is being pushed yet again to July or August. Worse, his communication explicitly stated that we should just be "okay" walking on gravel, dismissed our safety and property accessibility as "not a big deal," and claimed it was "unfair" for us to request that the jobs we paid for be finished.
Paying hundreds of thousands of dollars for a finished home, being forced to live on a gravel construction site for half a year, and then being told by a project manager that it is "unfair" to ask for what we paid for is an egregious breach of trust. Pulte was quick to collect 100% of our money, but has shown zero responsibility or basic respect in delivering 100% of the product.
We expect a regional manager to contact us immediately with a firm schedule to complete our property. Until Pulte honors their commitment and finishes our home, this 1-star review and the photos of our unfinished lot will remain as a warning to other families looking at this community

Absolutely terrible experience, currently building with them in this development. We have foundation issues in what is supposed to be our new home that Pulte refuses to correct. We've been constantly ignored and side lined while Pulte chugs along and builds as fast as they can. They do not care about you, or the quality of the house they just want to meet there deadline, get there money and be on there way. It's been extremely disappointing.
In response to below:
I don't need to share it to customer support I'm already climbing up the construction management ladder from the Cm to regional Cm, to now the Area CM. The red tape is astounding, the issue is simple during construction the slab failed. Then after I bring it to everyones attention, the CM giave me a run around answer that I disagreed with and had the contractor fix the slab anyone, argue the slab is not an integral part of a foundation. Contrary to a structural engineer who walked the basement with me.
The cm and contractor then go and chop up the basement filling ever crack and corner with epoxy. While this would most likely be an acceptable repair in older home. It's absolutely hideous and ruined the new basement in a new house. It also exposed a possible issue with a load bearing column. In the basement as the repairs around that column have already begun to crack.
So what do I get when I confront Pulte with this issue. Radio silence, and not just me but also my real estate agent, for over 2 the only messages I received where this is being escalated to a regional con. manager. Then a few days later this is getting escalated to the area Construction manager.
The response I get when finally approached by this area cm...
We can either dump epoxy over the entire slab and make it pretty, or replace the basement slab and void/offer you no warranty when I take the house.
So like I told the CM's and what I tell everyone else. Pulte doesn't care about you "the customer" or the quality of their products. They care about your money and there deadlines.

I began working with Sam Boahen at the sales office in February 2025. He was knowledgeable and easy to work with. The whole team from then on made the whole process possible. I closed on my new home on August 4, a month ahead of schedule.

We bought our house in July 2023. We had our 1 year walk thru in July 2024. We found a few issues for Pulte to resolve, but it has been over six months and they haven't fixed anything or even given us an update of when anything will be fixed. We have emailed them several times and still nothing is done. We are very frustrated.
