    Removed my back patio door without telling me. Then sent a follow up email apologizing for not being clear about renovations. They blamed owners and accessibility… so now I have to walk out my front door, out the building door, and then all the way around to the pond instead of just walking out my own patio door. I swear this place and its passive aggressive “you’ll be fined if you leave dead plants on your balcony” emails pulls the weirdest stuff and they expect their pet parties to make up for it. How about clean the trash and swamping mess from the pond.

    MAJOR RED FLAGS HERE, BAD CHECK ISSUED: Edward Rose & Sons issued me a security deposit refund check that was returned for insufficient funds, resulting in a chargeback from my bank. As of this review, my deposit has still not been returned more than thirty (30) days after my lease ended. I reached out to the billing office and they described the returned check as a "technical issue" and have shown no urgency/concern in resolving it according to Ohio law. Based on my experience, I DO NOT RECOMMEND LIVING HERE. It is concerning that a property management company issued a security deposit refund check that was returned for insufficient funds. This is especially frustrating given the relatively small amount of approximately $370 (after final water billing deduction). As other tenants have noted in their reviews, management has been quick to pursue late fees and eviction notices for tenant payment issues. In contrast, when they issued me a security deposit refund check that was returned for insufficient funds, the matter has remained unresolved. I find that disparity very troubling. During my time living here, noise was a constant issue due to thin walls and significant sound transfer between units. Upstairs neighbors were frequently disruptive (including late-night vacuuming, furniture movement, and loud rolling chairs), and management was not helpful when concerns were raised, often providing limited or no meaningful resolution. There was also ongoing construction during my tenancy that contributed to persistent noise, dust, and general disruption. In addition, the property layout created congestion issues due to limited entry and exit access. Communication from management was also inconsistent. Important tenant-relevant updates (such as timelines for seasonal utilities like when the AC would be turned back on after being shut off for winter) were not always clearly communicated. At the same time, communication often focused on less essential updates such as community events (food trucks, etc.) and amenities. Overall, the property has noticeably declined over the past couple of years, and I would encourage prospective renters to carefully consider these factors before signing a lease. Residents are also required to use RoseConnex (owned/operated by Edward Rose & Sons) internet and Greenway trash service at an additional cost. In my experience, the internet service suffered from frequent outages and slow speeds, while the trash service was unreliable, with missed pickups and poor customer service. Because these services are mandatory, residents do not have the option to choose an alternative provider.

    I’ve lived here for 2 years, never really had any issues until the newest tenants moved in BELOW me. I’m on the third floor, I constantly hear the people beneath me with their tv blasting on high at all hours throughout the night as well as their child who runs and jumps 24/7. I’ve mentioned this to everyone in the office and not a single person has responded to me. I’ve confronted the new tenants who said “kids have to get energy out, it’s not my fault,” and then slammed the door in my face. I’m sorry, but a child does not need to be running and jumping ALL night long. It’s insane!! I’ve rented a hotel room just to escape the noise because I need to be able to sleep!

    It’s like they conjure up a new way to downgrade this place. They removed all access to the pond trail for no good reason. Management had no consideration for those walking dogs, trying to go to the gym, get mail. Above all else the lack of care for handicapped individuals is egregious; the elderly and others with mobile disabilities should be able access the pond trail without having to go around the whole building. The trash system is also ridiculous. Why the hell can’t we take our garbage to the dumpster without a fuss. Relying on a short window for valet trash screws over anyone working second shift. And finally the doors, management had to be in a meeting with “worst electronic locks” written in bold on a whiteboard. Seeking out the most unreliable lock possible. Imagine going up to the top floor with all your groceries only for the door to not work and sit there while your food gets warm and ruined. Enough yap, when you’re thinking of making changes around here lay off the vodka :)

    Extremely disappointed with how communications and customers are handled, especially regarding decisions that affect the property value. After a last minute and confusing email, 1st floor residents had their back patios blocked off today. This completely eliminates the ability to use their back door as an entry way, and a way to access the walking path. The back patio was a major selling point for the first floor units. The property management company claims this was done to “remain compliant with accessibility standards” but in other words; they didn’t want to pay for handicap accessibility accommodations for the back patios. This is extremely upsetting for those that need handicap accessibility accommodations. 1st floor residents were not compensated for this major change, and are still expected to pay the same price for rent. Being blatantly ripped off like this is nothing short of disrespectful, and shows how much this company values their customers. I wish these plans to remove the back door as an entry way were communicated before the lease was signed, now I feel like I was lied to and this company doesn’t care about its tenants.
