  ⭐ 1/5 — If I could give Progress Residential ZERO stars, I would. Apparently, having more than enough income to afford a home isn’t sufficient. You also have to pray their ridiculous third-party verification system actually works. My husband and I make WELL beyond 2.5 times the monthly rent, yet we couldn’t even finish applying for a home through Progress Residential because their income verification system would not connect to our bank. Let that sink in. We have the income. We can afford the home. We are perfectly capable of proving it. But because THEIR third-party system couldn’t connect to OUR financial institution, we couldn’t even complete the application. What happened to providing pay stubs, W-2s, bank statements, or employment verification? Why should a technical issue with a third-party platform determine whether someone can qualify for a home? After researching this company, I discovered a Reddit post from FOUR YEARS AGO describing a nearly identical nightmare. That applicant was required to connect their online banking account to a third-party verification service, given an extremely limited window to complete the process, and ultimately denied after raising concerns about the security of their banking information. They were also told their application and processing fees would not be refunded. FOUR YEARS AGO. And here we are, still dealing with this absurd process. It is absolutely mind-blowing that a company managing thousands of rental properties apparently cannot figure out how to accommodate applicants whose banks won’t connect to its verification software. A malfunctioning verification system is not the same thing as an applicant failing to meet income requirements. We are not asking Progress Residential to waive income requirements, bend the rules, or take our word for anything. We are asking for a reasonable way to prove income that does not depend entirely on whether a third-party website decides to cooperate. The fact that qualified applicants can be prevented from even completing an application because of a technical issue is beyond ridiculous. People are trying to find HOMES, not troubleshoot a financial technology platform. If this is how Progress Residential treats prospective tenants before they’ve even signed a lease, I can only imagine what dealing with them as an actual resident would be like. My advice to anyone considering renting from Progress Residential: Think twice before wasting your time on a company whose application process can make your actual financial qualifications completely irrelevant. We have more than enough income to rent the home. What we apparently don’t have is a bank account that meets the approval of their incompetent verification system. Absolutely unacceptable.

  Charged me $150 on move out for a fogging services for “cigarette smell”… never once smoked in or around that house. Even paid to have the house professionally cleaned when I moved out. Sent them the receipt and asked them to reconsider charging me for the fogging services and they denied it. Trash. Lived here for 2 years and nothing but bad service and hidden fees.

  I’ve been with Progress Residential for 4 years , I’ve had a few ups and downs over the years not what this review is about , I wanted to give credit where credit is due… Tevin in the maintenance department in Columbus Ohio is one of the most knowledgeable, reliable and respectful employees I’ve had the pleasure of meeting Tevin has been to my home on several occasions and has always presented himself the same way, I feel as though I can trust him to figure out the issue and make sure it’s resolved ( the first time ) if Progress had more Tevin’s working with the company it would 100% be a 5 star company We need more people like this who cares enough to do the right thing and takes pride in their work Tevins work ethic is top notch Thank you for doing what you do , it definitely makes a difference and it doesn’t go unnoticed D. Richards.

  I haven’t even lived in the house yet and they are already giving me problems. First, our house we were waiting on took forever to become available, and then when it did, we still couldn’t move in. Since the house became available at the end of the month due to a problem on their end; we couldn’t move in again because it’s a new month and they also want the rent when the only payment was supposed to be just the deposit and fees. They told us that we could only move in within 1 day out of the whole week which is crazy. What about work and school, etc. I never heard of being able to move on only a Tuesday. Anyways now it’s just a headache and as much as I want to not move in it’s already been so much time and money already put in. We won’t do nothing on there part even though it’s there fault for putting a house on the market making me pay the fee and then the house still wasn’t ready, I could have looked for something else. Just be careful with working with people.
