I have lived at Adelphi Quarter for years and loved living here the first year. I wish I could say the quality of life has only gotten better, but that would be a lie. Everything has gone downhill since the property was sold to Towne Properties. I could not recommend living here any less. Please do your own research on Towne Properties and read resident reviews across their properties. You will notice the same patterns over and over again.
Management is awful. The property manager, Jay, is unfriendly, dismissive, and generally unhelpful. Reaching anyone in the front office is nearly impossible. Phone calls go unanswered, emails are not responded to in a timely manner, and concerns are either ignored or dragged out until you are forced to follow up repeatedly. It took two weeks, multiple emails, unanswered phone calls, and several attempts to speak with someone in person before my lease concerns were finally addressed.
Package theft is a major issue. Packages are stolen regularly, and Adelphi does nothing meaningful to prevent it. The “package room” doors are often left unlocked, meaning anyone walking through the area can access residents’ deliveries. There are Amazon lockers, but drivers rarely use them. There are also cameras, but they may as well be decorative, because they are apparently not used to help residents when theft occurs. Do not expect to view footage if something happens to your property; you will be told no for “privacy reasons.”
My final straw was having my sixth package stolen in 4 months and being told I should have my mail sent somewhere else. I took that advice and changed my address permanently.
Good luck getting your full deposit back! I cleaned my apartment thoroughly and even hired a cleaner before moving out. When I asked for a move-out checklist so I could make sure I did everything required to receive my full deposit, I was told, “We don’t have those.” I was simply told to make sure the apartment was clean and that there were no holes larger than a nickel in the walls. Even after doing exactly that, I still did not receive my full deposit back nor a reason as to why.
Towne Properties will nickel-and-dime you every chance they get. The small gym that was once included in rent now requires a monthly fee. And that is only one example. There is a fee for everything, and new fees seem to appear regularly. You will be charged for some new fee you weren't aware of, but receive an email later either telling you it was a mistake or that you shouldn't have been charged *yet*.
As for the five-star reviews, I would take them with a grain of salt. Adelphi has offered residents incentives for reviews. One review even mentions “water views,” which is laughable. Unless they are referring to puddles in the parking lot, the nearest water view is over a mile away.
Expect your rent to increase every year without meaningful upgrades to the property. Expect new fees. Expect your packages to be stolen. Expect your phone calls to go unanswered. Expect your concerns to be ignored. And do not count on getting your full deposit back, even if you clean the apartment and try to follow their vague move-out instructions.
Living here has been a frustrating and disappointing experience, and I would strongly encourage anyone considering Adelphi Quarter to look elsewhere.

I lived here from October 2023 through March 2026. While I can't speak to the apartment experience, I generally enjoyed my time in one of the townhomes.
One of the biggest positives was how quiet the community was (walls aren’t thin!) I rarely heard noise from neighboring units, utility costs were reasonable, the staff was always friendly, and I felt safe in my home. The resident events (while infrequent) were enjoyable, and I appreciate the effort the staff put into organizing them. My neighbors were respectful, and overall it was a pleasant place to live.
That said, there were some drawbacks. The amount of dog waste throughout the community was excessive. Despite multiple emails reminding residents to clean up after their pets, the issue never seemed to improve. Package theft was also a legitimate concern, particularly along Monroe Ave. If you're considering a townhome, I highly recommend using the secure package lockers whenever possible.
I also wasn't a fan of the maintenance request system. This isn't a criticism of the maintenance staff themselves, but rather the app and ticketing process. There was no way to see estimated response times or communicate directly regarding a request. You simply submitted a ticket and waited. Maintenance always took at least 24hr, however I never had to use the emergency line so I can’t speak to that. More transparency and communication throughout that process would have been appreciated.
While rental rates may be competitive with nearby communities, I personally don't feel the units are large enough to fully justify the price point, and some of the additional fees were difficult to understand. During my lease community fees increased, yet the only real amenity was the fitness center which had very limited equipment and was frequently out of paper towels and cleaning supplies, leaving residents to leave the machines dirty after use. I don’t personally consider the secure package rooms, lobby, or free coffee machine an amenity worth the fee, but others may.
A big frustration for me was the community's decision to require residents to purchase cable and internet through Spectrum. This happened about 2/3 through my lease (randomly) and increased my monthly internet costs by more than $30 compared to my previous provider. Since I have no need for cable service, it felt like an unnecessary expense, especially because participation was mandatory rather than optional. I also work from home so with this switch, having a Spectrum worker come out and wire my apartment was an inconvenience as it cut into my 9-5.
The primary reason I'm leaving this review, however, is my experience after moving out. It has now been three months since my lease ended, and I still have not received my security deposit. I have provided my forwarding address multiple times, submitted emails through the community website, emailed property management directly, and left voicemails. My last communication with the office was on April 8, when I was assured that my check would be mailed soon. It is now June, and I have neither received the deposit nor any further communication. Fortunately, my security deposit was relatively small (I still feel I’m owed my deposit though, no matter how small). That said, I would be concerned for future residents whose deposits may be equal to a full month's rent or more. The lack of follow-up and communication regarding something as important as a security deposit is disappointing and, unfortunately, has overshadowed what was otherwise a largely positive experience.

I’ve lived here for 4+ years and it’s unfortunate how downhill this place has become. The first 2 years I lived here, the parking lot was non-stop chaos with thefts and cars getting stolen or broken into. There was even 1 resident held at gun point. Eventually they made the resident parking lot gated but one of the gates is broken over half of the time.
Furthermore, ever since Waves restaurant came into existence, they bring the wrong type of crowd. Many of their customers smoke weed on the Waves patio so upon going outside to simply walk your dog, the first thing you smell is weed. Some people may like that but I personally think the smell is awful. Many of their customers are rowdy especially on the weekends.
Some residents here are nice while others can come off as stand-offish. It has evolved to this resident quality throughout the years especially since Waves came to the building.
Even the attitude of the maintenance guy has also changed negatively throughout time. I could once say that he was so nice and welcoming but he’s now become more quiet and avoiding resident contact when passing by.
The best for last: packages. They absolutely don’t hold any accountability for stolen packages. They have cameras and won’t review any footage. In fact they refuse to review any footage and make up so many excuses on why they can’t share or review the footage. The lack of accountability is horrible. They thought they’d fix the problem by bringing Amazon lockers but I actually think it’s made it worse due to the location the Amazon lockers are at since it’s not in the main lobby building. Multiple residents have had packages stolen. It’s a trend that Jay, the property manager, holds zero accountability. I’ve now had to resort in sending packages to my friend’s house or UPS/Fedex pickup points.
The only thing keeping me here is the economical rent price for my 1-bedroom apartment since moving wouldn’t outweigh the total amount I pay.

I am extremely disappointed with my experience living at Adelphi Quarter. Packages are constantly being stolen from the building, and management refuses to take any meaningful responsibility for the situation. It is incredibly frustrating to pay to live in a place where you don’t even feel safe receiving mail.
There are cameras in the package room, yet management makes no real effort to review footage or address the repeated thefts. Instead, residents are simply told it’s “not their responsibility.” That response is unacceptable, basic security enforcement and protecting tenants’ property should absolutely be a priority.
Living here means constantly worrying about whether your deliveries will still be there when you get home. That is not a normal or acceptable standard of living. A residential building should provide a sense of safety and accountability — not indifference.
If management truly cared about residents, they would implement stricter package controls, actively monitor cameras, and take complaints seriously instead of dismissing them.
I would strongly caution anyone considering moving here to think twice. Feeling secure in your own building shouldn’t be too much to ask.
