Honestly, I would really think twice before signing a lease here. I’ve only been here about 8 months and I feel like I’ve dealt with more major issues than I ever have living in an apartment. I understand that things break and maintenance issues happen, but at some point it just becomes ridiculous. The AC has gone out twice, both during hot weekends, and both times it took multiple days to get fixed. The windows are sealed shut, so there was literally no way to get any airflow into the apartment. It gets extremely hot when the AC isn’t working. The stove was broken for about a week, so I couldn’t cook in my own apartment. Then the refrigerator went out and was down for almost a week. I lost a ton of food and meal prep that I had already spent money on. Having to basically go out and replace an entire refrigerator full of food is not exactly a small inconvenience. The water has also come out brown from my sink on multiple occasions. I have pictures of it. I don’t think anyone should have to wonder why the water coming out of their kitchen faucet is brown. The washing machine started leaking and was unusable. I also brought up concerns about what appears to be mold in that area afterward, and it is still there. The hot water has gone out as well and the water heater had to be replaced. And then there’s the elevator, which has probably been one of the most frustrating things. For a while it wouldn’t even stop on the 3rd floor, so I had to carry my luggage up the stairs. I’m a flight attendant, so carrying luggage up several flights of stairs is not exactly ideal. I also got stuck in the elevator for about an hour and a half. What made that worse was not really knowing what was going on or whether anyone from RHM was actually coming to help. Sitting in an elevator for that long with basically no communication was pretty frustrating. Again, I understand that apartments have maintenance issues. That’s part of renting. But when you have the AC going out multiple times, a broken stove, a broken refrigerator, brown water, a leaking washing machine, unresolved mold concerns, no hot water, elevator problems, and actually getting stuck in the elevator — all within about 8 months it’s hard to look at these as just normal apartment problems. I’m leaving this review because I honestly wish I had seen something like this before I signed my lease. If you’re considering moving here, ask a LOT of questions before you sign anything and make sure you understand what you’re getting into. For me, the amount of problems I’ve had in such a short amount of time has been enough that I don’t feel comfortable continuing to live here. Asked to break the lease or to get a transfer and no help from management.

This management group doesn’t respect your time and is very unprofessional. Wouldn’t waste your time booking a tour as they had us come in twice for tours of 2 bedroom units and told us both times that the unit had been taken during our meeting and didn’t tell us either time they wouldn’t be showing us the unit until we were already in the office.

⚠️ Warning: Do NOT sign with this company ⚠️ My experience was extremely frustrating and felt misleading from the start. They took my fees and down payment, but when I needed to resend my offer, communication suddenly became a problem. Here’s what happened: • My calls weren’t returned until after the 48-hour cancellation window had already passed. • I was initially told I needed to qualify at 3× the rent, but that later changed to 4×—and they required a co-signer despite my 814 credit score. • They rarely respond to calls or messages, replying only through delayed emails days later. • I was promised a status update call within 48 hours, but I had to follow up myself—and by then, the deadline had already expired. Overall, the lack of transparency and poor communication made this a very negative experience. Proceed with caution

I’m in the Buckeye Building apartment (called the Arlo) and it’s one of five buildings on the East 4th property, and the constant clear noise from my neighbor’s apartment—from regular conversations, coughing/sneezing, to even pages turning in a book—leaves me feeling like I have no privacy and no peace and quiet. It’s uncomfortable to the point where I avoid phone conversations, knowing I can be overheard. Another inconvenience is the ongoing problems with the shared washing machine on the floor, which seems to be out of order more often than not, forcing me to find another way to do laundry. The parking situation, especially in the Woolworth basement garage, is another hassle—tight awkward spaces, only one lane for entering and exiting, making every trip in and out a stressful event. It’s nearly impossible to get a spot in the smaller Buckeye Building garage, which is connected to the building. Both the people in the leasing office and maintenance crew are very nice and get back to you quickly. Other things worth noting is that package room isn’t in this building, but mail does get delivered here. Also there is no intercom/buzzer to let people up to your apartment, so you have to go down to let them in. Another is there isn’t any guest parking, so they have to pay for parking either on the street or adjacent public lots. While the apartment has high ceilings, with a renovated interior and a great downtown location, these inconveniences take away any enjoyment I wish I would be getting from this space.

Never had an issue with a rental company until MRN. Moved into an apartment on east fourth that was filthy, appliances weren't working, etc. and took weeks to be fixed. Throughout my lease term the maintenance men routinely tracked dirt onto my area rug and the company refused to clean or replace it. Consistently had a bug/centipede problem that was never resolved. The ceiling was crumbling onto my couch and destroying it, company attempted to fix it but ultimately didn't stop the crumbling. Heat was turned off for a weekend when the temperatures outside fell to 37 degrees F, I complained and they gave me space heaters. I didn't feel comfortable using them as it is a fire hazard in an old building and this would create a large expense. After complaining about not providing heat in cold temperatures, they delivered me a notice the following business day stating I could not renew my lease. They also stated they would deduct the cost of cleaning the carpet in their unit from my security deposit once my lease was over, despite keeping the carpet clean throughout my lease term and no mention of this deduction in the original lease contract. Ironically enough, their company routinely soiled my area rug during maintenance calls and never cleaned it. Parking fees went up during lease, which is anticipated, but the parking garage was never clean enough to see the dividing lines. I was shown an apartment with hardwood floors but moved into a unit with unlevel concrete. Very difficult company to deal with, the rent is reasonable for the area but it is not worth the headache. Expect to move into a filthy apartment, not have anything fixed adequately, and you will have to fight for your security deposit back. EDIT: In response to the company’s comment, I lived in the complex from 2016 to late 2017. The apartment owners and staff are the same, do not be fooled.
