    If you read my review history, you’ll see that I try to be brutally honest. If someone doesn’t earn five stars, I don’t give them five stars. You probably have the same question I did: Is it safe to build with a national builder? There are a lot of negative stories online. The nightmare scenario is spending a fortune on a new home, finding numerous problems, and then discovering the builder no longer cares once you’ve closed. Here is the honest part: Our house was a disaster, but I’m still giving Ryan Homes five stars. For the first two months, the number of problems was almost comical. But today, they are all fixed. I have never experienced customer service on this level. The warranty department isn’t some random 800 number. It’s a local team of people who answer their phones, know how to get things done, and genuinely care whether things are done correctly. A special shout-out to Brandon, Mike, and Andy. They dealt with an unreasonable number of calls and texts from me and never once made us feel like a burden. They took the brunt of our frustration, never became defensive, and simply kept fixing things. These were the problems we discovered… * Water in the basement: We found water the first weekend we lived there. Our project manager had done an atrocious job overseeing the final details, including leaving our downspouts without elbows or splash blocks. * The driveway had to be repoured: It was graded incorrectly and was funneling water back toward the garage. * The garage floor had to be ripped out and repoured—NOT ONCE, BUT TWICE: It was graded incorrectly and sent water toward the back of the garage. They jackhammered it out and repoured it. When the replacement still wasn’t up to their standards, they jackhammered it out again and repoured it, AGAIN. * The walkway had to be ripped out and repoured because it also wasn’t done correctly. * The entire yard had to be regraded to correct drainage issues. * Our basement floor was covered in dirt and mud that had simply been left behind. * Our kitchen island was shockingly crooked and off-center. * Our staircase newel was crooked and off-center. * The finish work was poor: Ceiling paint on walls, wall paint on ceilings, wall paint on trim, trim paint on floors. * Our HVAC system was dripping condensation into the basement: Walls had to be ripped out, piping insulated, and a new damper installed. And those are just the highlights. After two months, we were done. Not “joking about moving” done. We made an appointment with a realtor and had a For Sale sign made. We were ready to take the loss and move on. Then Brandon and Mike sat down with us. They listened to every concern, wrote down every single one, and then fixed every single one. No excuses. No arguing about technicalities. No making us feel unreasonable. Some of these fixes were enormous. I learned a lot about Ryan. When they were willing to jackhammer out an entire garage floor twice because the first repair still wasn’t right. That means something to me. Would I Build With Ryan Homes Again? 100%— I would. I can’t speak for Ryan Homes in general, but Kathleen, the warranty department, and the entire Copper Mill team stand behind their product. Kathleen deserves her own special shout out as well. She went to bat for us more times than I can remember. With any new build, there will probably be issues. What I wish I knew from the beginning is that the important question isn’t whether something will go wrong. It’s what happens when it does. Ryan listened. They answered. They fixed things. And when something still wasn’t right, they fixed it again. I should probably note that I have spoken with a handful of neighbors. My experience was not the norm. The customer service portion is, but most people’s homes were in much better condition on move-in day. If it weren’t for Brandon and this warranty team, there would probably be a For Sale sign in our yard right now. But one thing is certain: If you build here, you don’t have to worry about whether or not you will be left holding the bag.

    This is my second time building with Ryan Homes, and they have exceeded my expectations once again! I was delighted with my first build, but this time, I’ve been able to customize even more, which has been a wonderful surprise. Our Sales Representative, Danielle, has been incredibly supportive throughout the process, guiding us through design selections and presenting a variety of options. Her attentiveness and excellent communication have made the experience seamless, and I would happily work with her again. Can't wait for the build to start and move into our new home!     I decided on Copper’s Mill because I’ve been wanting a larger yard, and the lot sizes in this neighborhood are a lot more spacious than what I’ve seen in other neighborhoods. The location is super convenient—close to the highways, which makes getting around easy, and there’s plenty of shopping and restaurants nearby too. I also really like the Ryan Homes floor plans. They’re open, functional, and there are a few different options that actually fit what I’ve been looking for. Overall, it just felt like the right fit. I'm really looking forward to getting settled in!

    The team has been incredibly easy to work with and very communicative throughout the entire process! The home sites are larger and we love that we will have more land for our family, dogs and outdoor living space! Everything has gone smoothly and very stress-free! On top of that, the homes are truly beautiful!
