I’ve had a wonderful experience living here. The apartments are incredibly spacious, giving you plenty of room to make the space your own. Management (Maloni) and maintenance (Wayne) are also fantastic-they keep the community exceptionally clean, well maintained, and are always quick to respond if anything comes up! I always feel safe in this neighborhood and in my apartment. The property is well lit at night. The community vibe is so welcoming-everyone is so friendly.
I lived here with my husband for roughly 3 years. I enjoyed living here, but I do think that there is quite a bit of nickel and diming tenants that they are not transparent about and seem excessive.
1. They do not disclose how much the non optional fees are on the website. If you are looking to rent, add a few hundred dollars per month to what you see online.
2. They will push you to sign at least an 18 month lease by making the 12 month lease more expensive per month. I believe it is 10-20% more expensive per month if you chose less than 18. It was fine when we first signed, but rent jumped over $200 when it was time to renew, with the company not willing to negotiate with any tenant. I’m really not sure why they decide to make the standard lease term 18 months, but it feels like a way to add a lot more money to rent at each renewal or make it more likely to break your lease. Either way, it feels like a ploy to squeeze more money out of you,
3. Fees to break your lease or charges after you leave are expensive compared to previous apartments I’ve lived in. We did get a discount for paying to break our lease before we left, but they charge a carpet cleaning fee with your rent and have language in the lease to charge tenants more than the company paid to fix or repair things in the apartment, more specifically the carpet. They will also not communicate with you directly about any charges after move out; they will do so through a third party debt collector immediately. You may also be waiting months for them to submit documentation, which in my opinion is extremely unprofessional and money-hungry when they send mail scaring you to pay or it will be sent to a different debt collector before the period to submit a dispute to resident advocate (the third party collector) is up. Our dispute would have probably been resolved months ago if we didn’t need to move through this process, which the length of time between our complaint and their response has added other stresses. So be warned and read your lease carefully! We wish we did.
Like I mentioned, I did enjoy living there; it was spacious and fit our needs well. But there does need to be more price transparency when moving in and more openness to negotiation and discussion with the management company in ALL parts of the leasing process, from the first signing to move out.
EDIT: After reviewing the management company's, A.R. Building Company, awful reviews and recent lawsuit they were involved in for predatory practices, along with the F rating by the BBB, I could not recommend anyone live here, or in any of their other properties. Please do your research before you sign your lease.

I moved in here in August, came from
a homeless shelter with my 13 year old daughter. My apartment was never cleaned, the carpets stink of urine and there is a lot of damage from the previous owners dog.
Lost my job in September and haven’t been able to catch up. Eviction process happened and the day after court I was able to get bought up plus some. They have no intent of working with me. So myself and my 13 year old are again homeless as of December 9th, which is 16 days before Christmas.
Yes I fell behind, but I had $2500 (cash) and was told NO. So yeah. If I could give 0 stars I would. $965 for a dirty apartment and I had a clogged tub for 4 weeks which I had to fix myself because they chose to ignore my texts. 🤦🏻♀️
WARNING to anyone under the age of 55: To have internet here, you must pay a full $200 "ammenities package". Basic fiber in the area is $50, so you're paying 150/month for cable TV and valet trash service 5 days a week (lost count of how many times they didn't show up on collection days). It's also Spectrum's "Managed Wifi" - the routers are pre installed, you have extremely limited access. Anything that needs 2.4ghz, like security systems or most anything smarthome-related won't work here.
Also getting a bit riff-raffy . Cop cars at the pool several times, constant notices about pool passes not applying to your entire family (that lives elsewhere).
Lastly, if you have a balance left on your account, there will be ZERO notification - it's just going to snowball into $500. Of course this is legal, it IS tennant's responsibility. Still a sleazily shameful way to do business. Every other property has automated notifications if you're late for even one cent. And it's completely possible w the rental portal she's using, she just has them turned off or not set up.
Very decent units, well-maintained property. Just poor, predatory management stuck in 2008.
